Apartment Maintenance Supervisor- Catons Villas

WPM is seeking an experienced Service Manager to lead the maintenance operations at Catons Villas in Catonsville, MD. The Service Manager will oversee daily maintenance operations, schedule and manage contractors and vendors, handle work orders and apartment turns, and ensure resident concerns are addressed promptly. Previous residential maintenance management experience and HVAC Certified is required.

Schedule:

Monday–Friday, with 24/7 on-call availability

• Diagnose and perform repairs in HVAC, electrical, plumbing, carpentry, drywall, flooring, and general maintenance
• Manage unit turnover and move-in/move-out processes
• Oversee work order systems, ensuring timely completion and accurate updates
• Conduct regular property inspections to identify and address maintenance needs
• Coordinate and schedule contractors, vendors, and third-party services
• Execute routine preventative maintenance to extend equipment and property life
• Collaborate with the Property Manager on project updates, unit turns, and work order progress
• Ensure compliance with company policies, safety standards, and operational goals

• HVAC Certification strongly preferred, or willingness to obtain within 6 months of employment
• Proficiency in plumbing, electrical, and carpentry
• Knowledge of OSHA safety rules and regulations
• Strong time management and prioritization skills
• Excellent written and verbal communication abilities
• Superior customer service skills, with professionalism in handling resident concerns
• Comfort with technology and work order management systems
• Valid driver’s license and reliable transportation required

• High School Diploma or equivalent
• Minimum 5 years of experience in residential multifamily or facility maintenance
