Blaymires Recruitment is working on behalf of a London‑based property developer specialising in the regeneration and conversion of under‑utilised buildings, particularly in city‑centre and high street locations.
The company has a strong track record of delivering high‑quality, financially viable projects and takes a hands‑on, pragmatic approach to development.
They are seeking a highly motivated, hands‑on Project Manager with design management and quantity surveying experience to deliver small‑to‑medium scale residential conversions of upper parts of retail premises.
This is a hybrid PM / DM / QS role, with responsibility for projects from post‑planning through design, tendering, procurement, and construction, ensuring projects are delivered on time, on budget, and to the highest standards.
Key Responsibilities- Lead the delivery of residential conversion projects (conversion cost ~£1m; GDV £3–4m; unit value ~£250k).
- Assemble and manage design teams, including architects and consultants.
- Oversee tendering and procurement of contractors and suppliers.
- Manage project budgets, cashflow, and commercial viability.
- Hands‑on oversight on‑site, problem‑solving to drive best value and project viability.
- Ensure compliance with planning, building regulations, and quality standards.
- Report directly to directors on progress, risks, and opportunities.
- 5–10+ years’ experience in high‑end residential or mixed‑use developments, ideally including retail‑to‑residential conversions.
- Practical experience across project management, design management, and cost management / commercial / quantity surveying.
- Hands‑on approach; comfortable on‑site and making decisions
- Strong stakeholder management skills with directors, consultants, and contractors.
- Knowledge of tendering, procurement, and contract management
- Experience with project management and cost control software (e.g., MS Project, CostX, Aconex / Asite).
- RICS, MCIOB or CIAT qualifications are beneficial, but practical experience is essential.
- Lead high‑impact, hands‑on projects in Reading and Cardiff.
- Work with an established developer with a proven track record of profitable conversions.
- Autonomy and responsibility across the full project lifecycle.
- Be part of a small, collaborative team where your input directly affects project success.
