The Asset Manager will be responsible for maximizing the value, performance, and long-term profitability of the company’s real estate portfolio. This role involves developing and executing asset strategies, managing tenant relationships, overseeing property performance, and identifying opportunities to enhance income and capital growth.
- Develop and implement asset management strategies to optimize rental income, occupancy, and capital value.
- Monitor and analyze the performance of assets against budgets, forecasts, and market benchmarks.
- Identify underperforming assets and recommend strategies for improvement, including refurbishment, redevelopment, or disposal.
- Prepare and review financial models, business plans, and budgets for individual properties and the wider portfolio.
- Monitor cash flow, income, and expenditure, ensuring profitability and cost efficiency.
- Work closely with finance teams to provide accurate forecasts and performance reports.
- Tenant & Stakeholder Management
- Maintain strong tenant relationships to ensure retention, satisfaction, and rent collection.
- Negotiate lease renewals, rent reviews, and new lettings to maximize asset performance.
- Liaise with property managers, agents, and other stakeholders to ensure smooth operational management.
- Market Analysis & Strategy
- Conduct market research to identify risks, opportunities, and trends affecting property performance.
- Provide input into acquisition and disposal strategies, supporting investment decisions.
- Support due diligence processes for potential acquisitions or sales.
- Ensure all assets comply with relevant legislation, health & safety, and sustainability standards.
- Assess and mitigate risks associated with asset performance and investment returns.
Relevant tertiary qualification [Property Studies / CA(SA)]
Min 5 – 7 years’ experience directly related to the duties and responsibilities specified.
Practical financial experience and experience in valuations and property development will be advantageous.
Excellent level of computer literacy with Microsoft Word, Advanced Excel and Power Point
Strong analytical and organizational skills with a creative entrepreneurial mindset.
Proven ability to negotiate and conclude transactions or contracts with high profile stakeholders.
High attention to detail and accuracy
Ability to work independently and proactively.
Excellent verbal and written communication skills
Strategic and proactive approach to problem solving.
Relationship management skills
Team player and results-oriented, with good commercial sense.
