Job Description

The Industrial Property Portfolio Manager holds a crucial position within Inospace's Property Managementdepartment, reporting directly to the Regional Portfolio Manager. This role oversees the day-to-day operations of Inospace's office, industrial, and business park, ensuring operational excellence, fostering client satisfaction, and maximizing property performance under the strategic guidance of the National Portfolio Manager.

The primary purpose of the Industrial Property Portfolio Manager role is to ensure efficient management and optimization of Inospace's properties. This involves focusing onoperational excellence, client satisfaction, and financial performance, whilealigning with the broader objectives set by the Company. The successful person for this role will take ownership of managing property upkeep tasks and engaging with Clients where needed. This position will be assisting in managing client maintenance complaints including but not limited to: drainage, leaks, preventative maintenance and basic infrastructure problems across several properties in Cape Town Region.

Key Responsibilities

  • Client-Centric Operations:
    Lead a culture of exceptional client service, ensuringoperational excellence across all properties to address client inquiries,concerns, and needs promptly and effectively.
  • Property upkeep and Maintenance:
    Ensure that all contractors/external suppliers are kept to task, review all quotes and leverage previous experience in order to deal with any client complaints which may include but not limited to: drainage, leaks, preventative maintenance and basic infrastructure problems across several properties. This includes upkeep of Maintenance trackers and Capex project as needed.
  • Leasing and Client Relations:
    Drive leasing initiatives to optimize occupancy rates and client satisfaction. Develop and maintain strong relationships with clients,understanding their unique needs and lease agreements, and implementingclient feedback mechanisms to enhance client experience and retention.
  • Community Engagement:

    Foster a vibrant and inclusive community within Inospace's business parksthrough events, networking opportunities, and collaborative initiatives.

    Liaise with marketing teams to promote community engagement and brand awareness, ensuring a positive and supportive environment for tenants.
  • Financial Management:

    Collaborate with the Regional Portfolio Manager and financial team todevelop and monitor property operating budgets, identify opportunities toenhance property incomes, and implement strategies to control costs and optimize financial performance.
  • Team and Supplier Management:

    Lead and mentor a team of Community Managers where applicable, fostering aculture of excellence, client focus, and operational efficiency.

    Collaborate with the Portfolio Manager and manage all suppliers within your portfolio.
Requirements

Must be South African Citizen

Must be willing to work onsite at various Business Parks in dedicated suburbs (based in the Cape Town CBD and travel out)

Must have own reliable transport to travel between Business Parks

Previous experience in a Customer focused role in a similar environment

Must have Industrial / Commercial Real Estate or Property experience running Business / Commercial spaces operationally
