Position SummaryResponsible and accountable for managing the day‑to‑day operations of a 200+ unit property or properties. Optimize financial performance by analyzing and evaluating business needs and successfully resolving defined issues and challenges. This position reports to the Regional Manager and supervises a team including the Assistant Property Manager, Leasing Consultants, Maintenance Supervisor, Maintenance Technicians, and Grounds Staff.
Key Responsibilities- Oversee the management of properties with a minimum of 200 units.
- Lead a team of 4 or more staff members, fostering an environment of collaboration and innovation.
- Manage property operations in alignment with monthly and annual budgets.
- Ensure a safe and secure environment for employees and residents, taking immediate action on any unsafe conditions.
- Conduct daily and weekly team huddles to maintain clear communication and accountability.
- Drive resident satisfaction and optimize occupancy and renewals.
- Conduct regular lease file audits and provide ongoing training for staff.
- Communicate effectively with the Regional Manager regarding property operations.
- Lead staffing efforts, including hiring, performance management, and employee development.
- Monitor and approve expenditures in compliance with budget, ensuring the use of corporate vendors.
- Hold accountable the Sr. Maintenance Supervisor to ensure resident satisfaction.
- Hold accountable Assistant Manager to optimize occupancy and renewals.
- Provide onboarding and ongoing training as assigned.
- Effectively communicate to the Regional Manager with updates on property operations.
- Manage, motivate and develop staff.
- Ensure all staff members following KPGu
2019s policies and procedures. - Other duties as assigned.
- Hire staff, manage performance of staff and address all employee relation issues.
- Provide mentoring, onboarding and ongoing training to direct reports as needed, especially new hires.
- Ensure QAPs and annual performance reviews are completed for direct reports.
- Review and approve time cards for direct reports.
- High school diploma or GED.
- 7‑10 years of property management experience.
- Proven ability to successfully lead a team.
- CAM, ARM or similar recommended.
- Intermediate experience with MS Office; advanced experience with property management software. Yardi experience preferred.
- Language skills:
Ability to read, write, speak and interpret rules, procedures, correspondence and to speak effectively with groups of employees and/or residents. - Math skills:
Ability to add, subtract, multiply, divide using whole numbers, fractions and decimals. Ability to compare rates, ratios and percentages and interpret basic graphs. - Reasoning skills:
Ability to apply common sense understanding to carry out instructions in written, oral or diagram form. Ability to deal with problems that involve concrete variables in standardized situations.
- Complete training as assigned (including Fair Housing).
- Ongoing professional development.
- Rarely must stand, walk, climb, balance, stoop, kneel, crouch, crawl, bend or lift up to 25 pounds.
- Occasionally must sit and reach with hands/arms and be exposed to outdoor weather conditions.
- Regularly must use hands to finger/handle/feel, talk and hear.
- Close and distance vision is required.
- Normally works in an environment with moderate noise.
