The Opportunity:
The Property Administrator is responsible and accountable for the administration and management of resident accounts. They will report directly to the Manager, Property Administration, Residential and provide support to the management team for all aspects of the day-to-day activities for assigned residential buildings in the National (Canada) portfolio.
What You Will Do:
Process daily resident adjustments including, but not limited to, move-ins, move-outs, incentives, chargebacks, refunds, deposit correctionsMaintain rent rolls, resident ledgers, AR, LMR and Chargeback accountsOversee administration functions in Yardi and ensure accuracy of lease information in systemReview weekly internal receivables report with managers and site staff and ensure sites are communicating balances to residentsAdminister or assist with required legal documents (N1, N4, N5, N6) and files for legal actionPrepare files for collection and follow up with Collection agencyPrepare renewal list for Property Manager’s review and approval. Process and mail monthly rent increasesEnsure timely posting of monthly rent rollLMR posting (Ontario) and if applicable, cancelling PAP. Coordinate with site team to ensure security deposit refunds for the western provinces are processed by 7th of the monthVerify notices of termination, skips and evictions are entered into Yardi correctlyReview and process tenant Deposit Accounting upon move out information provided by the siteInterest distribution applications to tenant ledgersPosting of NSF fees to resident accounts and provide notification to siteLiaise with site staff and accounting to ensure appropriate information is received, recorded and provided as requestedHandle site inquiriesProcess all invoices and related reports and systems within Accounting as assignedAssist accounting team with bank reconciliations, including following up on uncashed chequesAssist in year-end auditHandle all inquiries and feedback professionally and courteously, ensuring a high level of customer service is maintained through regular contact with teamsIdentify and recommend process improvements to the Residential Property AdministrationEmbrace and pro-actively support BGO's culture of environmental sustainability, and corporate and social responsibilityOther duties as assigned by Manager, Property Administration, ResidentialWho You Are:
Education: Minimum 6 months of post-secondary education in related fieldExperience: 5+ years of residential experience with a strong financial acumen; ability to analyze and interpret Company policies and procedures as well as relevant Acts and LegislationRelationship
Skills:
Superior oral and written communication and presentation skills; ability to develop and sustain cooperative working relationships, ability to exercise confidentiality and excellent customer service skillsOrganizational/Multi-Task
