Overview
We have only one vacancy, and depending on the applicant’s experience, the County is looking to hire a Building Maintenance Worker II or III, or a Facilities Supervisor.
DEFINITION
Under general direction of the Facilities & Projects Manager and/or the General Services Administration Director, plans, schedules, assigns, and reviews the work of facilities maintenance staff within the GSA Department. Supervises, plans, and coordinates the construction, installation, maintenance, and repair of County buildings, facilities and grounds; coordinates, monitors, and provides technical input for assigned facilities maintenance and related projects and programs;
provides responsible technical assistance to the Facilities & Projects Manager.
DISTINGUISHING CHARACTERISTICS
This is a supervisory level classification in the Building Maintenance series. Responsibilities include planning, organizing, supervising, reviewing, and evaluating the work of building maintenance staff and contractors involved in the maintenance and repair of County buildings and facilities. Incumbents are expected to independently perform the full range of facilities maintenance duties. Knowledge in three or more of the skilled trades with some experience in all: HVAC&R, Building Automation, Fire Systems & Suppression Systems, Electrical, Mechanical, Plumbing, Photovoltaic Systems, Security Systems, Metal Fabrication/Welding, as well as the performance of skilled and unskilled general building maintenance and construction work.
Individuals in this class are required to possess a keen understanding of the latest building systems and technology to optimize systems efficiencies, including computerized control systems, and perform independent problem solving and innovative thinking to improve and enhance systems performance and deliver outstanding customer experience and satisfaction. This classification also requires the performance of more specialized and complex duties related to a specific skilled trade(s).
Performance of the work requires the use of considerable independence, initiative, and discretion within established guidelines. This class is distinguished from the Facilities & Projects Manager in that the latter has project management and management responsibility for all building maintenance, grounds maintenance, and custodians.
REPORTS TO
Facilities & Projects Manager and/or the General Services Administration Director.
CLASSIFICATIONS SUPERVISED
Supervises Construction Worker, Construction Lead Worker, Building Maintenance Worker I/II/III, Custodian I/II.
The following are the duties performed by employees in this classification. However, employees may perform other related duties at an equivalent level. Each individual in the classification does not necessarily perform all the duties listed.
- Plans, organizes, assigns, supervises, and reviews the work of assigned staff in the maintenance of all County buildings and facilities; administers several annual contracts, such as custodial services and related facilities maintenance functions.
- Participates in the development and implementation of goals, objectives, policies, and priorities for assigned services and programs; identifies resource needs; recommends and implements policies and procedures, including standard operating procedures for assigned facilities.
- Trains staff in work and safety procedures and in the operation; monitors operations and activities of the facilities maintenance work unit; identifies opportunities for improving service delivery methods and procedures; provides recommendations concerning process changes; reviews with appropriate management staff; implements improvements.
- Performs preventive and periodic maintenance, installation, operation, repairs, overhaul, rebuilding, and troubleshooting of HVAC&R, Building Automation, Fire Systems & Suppression Systems, Electrical, Mechanical, Plumbing, Photovoltaic Systems, Security Systems, Metal Fabrication/Welding, and as well as the performance of skilled and unskilled general building maintenance and construction work to County buildings, equipment, and properties.
- Installs, repairs, maintains, troubleshoots, operates, rebuilds and makes adjustments to electrical systems including but not limited to electrical conduit and duct systems, relays, fixtures, ballast, motors, switches, outlets, cable, meters, distribution systems and substations, panels, circuits, pumps, controls, heating and air conditioning equipment, elevators, auxiliary power equipment, generators, switchboards, lighting systems and street lighting, circuits and circuit boards, fire alarms, security systems, airport runway lighting systems, transformers, plumbing and photovoltaic systems, pneumatic and electronic control devices, steam and/or hot water boilers, and pumps.
- Installs, repairs, maintains, troubleshoots, operates, rebuilds and makes adjustments to ventilation systems, air compressors, emergency generators, and air conditioning equipment.
