Position: Area Sales Manager – Multifamily (Belvedere)

About the Role

We are seeking an experienced Area Sales Manager to lead sales execution across our growing portfolio of townhome communities. This role is responsible for driving absorption, pricing discipline, and customer experience while managing on-site sales teams and realtor relationships.

The ideal candidate brings a strong track record in new townhome sales, thrives in a fast-paced development environment, and balances hands-on sales leadership with strategic planning.

Key Responsibilities
  • Lead and execute sales strategies to achieve absorption, revenue, and margin targets
  • Monitor weekly sales performance, traffic, conversion, and pricing metrics
  • Adjust incentives, pricing, and release strategies in collaboration with senior leadership
  • Maintain disciplined sales processes across all communities
  • Build and maintain strong relationships with the broker and realtor community
  • Lead realtor outreach initiatives, events, and product education sessions
  • Act as a market expert on competitive product, pricing, and incentives
  • Provide market intelligence and competitive analysis to leadership
Customer Experience
  • Oversee buyer journey from first contact through firm sale
  • Support resolution of escalated customer issues in coordination with construction and customer care teams
  • Ensure accuracy and compliance of all sales documentation and contracts
  • Prepare regular sales reports, forecasts, and market updates
  • Collaborate closely with Marketing, Construction, Finance, and Executive teams
  • Support new community launches, show home openings, and sales center setups
Qualifications & Experience
  • 5+ years of experience in new townhome, or multi-family sales
  • Proven success managing sales teams and achieving absorption targets
  • Strong understanding of real estate contracts, disclosures, and sales compliance
  • Deep knowledge of the Calgary housing market (or relevant local market)
  • Excellent leadership, communication, and negotiation skills
  • Highly organized with strong analytical and reporting abilities
  • Valid real estate license (preferred or required depending on jurisdiction)
