About the Company
Sarina Homes is a Calgary-based real estate development company specializing in multi-family residential communities. We manage projects from land acquisition through development, construction, leasing, and long-term operations, working closely with investors, lenders, and partners.
Position OverviewThe Controller is a senior financial leader responsible for overseeing corporate accounting, project financial reporting, compliance, cash flow, investor reporting, and financial administration across multiple development entities and partnerships. This role plays a critical part in supporting project financing, investor relations, and operational efficiency while ensuring strong financial controls and regulatory compliance.
Key Responsibilities1. Financial Reporting & Compliance
- Oversee year-end financial workbooks and liaise with external accountants for Notice to Reader (NTR) and tax return preparation
- Review GST filings for all entities
- Review monthly bank reconciliations prepared by accounting staff
- Oversee CRA and Ministry of Finance accounts, ensuring deadlines and remittances are met
- Maintain corporate minute books, seals, and annual corporate filings
- Liaise with external accounting firm on tax planning, filings, and corporate structuring
- Prepare annual lender due diligence packages and covenant reporting
- Oversee property tax accounts and coordinate with consultants on assessments and appeals
- Perform monthly trial balance reviews for all entities and provide feedback to accounting staff
- Prepare quarterly G&A financial reporting for Sarina Homes and analyze budget vs. actual variances
- Review project Cost-to-Complete (CTC) reports
- Prepare or review monthly construction draw submissions to lenders
- Prepare quarterly investor reporting packages and financial presentations
- Liaise directly with investors regarding funding, distributions, and account reconciliations
- Prepare investor documentation including LP agreements, subscription agreements, and guarantees
- Maintain master schedules for investor loans and capital tracking
- Oversee benefits administration (Manulife benefits and HSA plans)
- Support employment contract preparation and HR documentation
- Maintain employee vacation tracking
- Process semi-monthly payroll (subject to internal review)
- Work with partners, legal counsel, and tax advisors to establish Limited Partnerships and corporate structures
- Coordinate setup of bank accounts and CRA program accounts (GST, payroll, corporate tax) for new entities
- Oversee rental collections and monitor outstanding receivables
- Communicate with tenants regarding account inquiries and arrears
- Review and assist with Common Area Maintenance (CAM) reconciliations and annual budget preparation
- Prepare CAM statements and tenant communication letters
- Assist with financing applications by gathering and preparing required documentation
- Coordinate execution of lender documentation
- Coordinate financial due diligence for property acquisitions and sales
- Oversee daily cash flow management across entities
- Act as primary liaison with the company’s IT and accounting systems providers
- Provide financial analysis and support for strategic decision-making
- Lead ad hoc financial, operational, and administrative initiatives as required
- CPA designation preferred
- 5+ years of progressive accounting experience, ideally in real estate development, construction, and/or property management
- Strong understanding of project accounting, construction draws, and partnership structures
- Experience working with external lenders and investors
- Proficiency in Quick Books or Sage in addition to advanced Excel skills
- Strong knowledge of GST, corporate tax processes, and financial compliance
- Detail-oriented with strong organizational and communication skills
- Work on impactful multi-family developments shaping Calgary communities
