Position OverviewWe are seeking a dedicated and experienced Senior Property Manager to oversee a diverse portfolio of industrial properties. In this pivotal role, you will be responsible for the overall management and day-to-day operations of the portfolio, with a strong focus on delivering top tier service to tenants. Key responsibilities include financial management, tenant relations, and property operations, all aimed at driving operational efficiency, ensuring financial performance, and fostering strong, long‑term tenant relationships.
Key Responsibilities- Collaborate closely with the Vice President of Property Management or Director on financial performance, property operations, capital projects, staffing, and tenant relations.
- Build and maintain strong tenant relationships through exceptional service, proactive communication, and direct engagement.
- Manage property revenues and expenses, including budget preparation, monthly financial analysis, and management reporting; ensure accurate tenant billings and lease compliance for year‑end adjustments.
- Oversee accounts receivable, ensuring timely collections and acceptable balances; manage default proceedings and coordinate with legal and collection professionals as required.
- Manage accounts payable, ensuring timely contractor payments and reinforcing the company’s reputation as a trusted and reliable partner.
- Recommend, plan, and oversee capital and leasehold improvement projects; manage preventative maintenance programs and negotiate cost‑effective service contracts.
- Administer leases to ensure compliance with all contractual requirements and obligations.
- Oversee efficient property operations, maintenance, and repairs, ensuring compliance with regulatory and life safety standards while maintaining cost‑effective practices.
- Conduct regular property inspections to uphold high standards of appearance, safety, and operational excellence.
- Develop, implement, and supervise operational procedures, ensuring compliance with legislative requirements and regularly updated emergency response protocols.
- Complete and document move‑in and move‑out inspections, ensuring vacant spaces remain secure, well‑maintained, and market‑ready.
- Other duties as required and assigned.
- Post‑secondary education in business or real estate.
- RPA, CPM, or Rental Property Management License is required.
- Minimum 7+ years property management experience in commercial portfolios.
- Must have a valid BC driver’s license and vehicle to travel to Beedie properties.
- Experience with YARDI is an asset.
- Ability to communicate effectively and professionally (both oral and written).
- Self‑motivated, professional, and flexible.
- Ability to work well under pressure and manage tight deadlines.
- Ability to handle multiple demands and competing priorities.
- Ability to cope with changing tenant needs and deliver successful results within agreed upon time frames.
- Strong problem‑solving skills.
- Advanced knowledge of Word, Excel, and Microsoft Office.
$120,000 - $145,000 a year
The annual base pay range for this position will be based on the desired experience level for this role. Additionally, Beedie recognizes exceptional individual and team performance through our pay‑for‑performance bonus program. Factors that contribute to pay decisions include: relevant business and candidate factors such as market location, education, job‑related knowledge, skills, experience, and organizational needs.
