We re looking for an experienced and motivated Affordable Housing Community Manager in Buffalo to join our growing team!

Compensation
: $44,000 - $50,000/annually (based on experience). Full Time, 40 hours a week, non-exempt.

Property: St. Martin Village

WELCOME to St. Martin Village owned by St. Martin Village LP and professionally managed by Cornerstone Property Managers, LLC. Our community is operated under the Low-Income Housing Tax Credit Program (LIHTC), within Section 42 of the Internal Revenue Code. This community is designated to facilitate the housing needs of low-income households.

Responsibilities
  • Manages communications with residents and staff ensuring a harmonious, respectful, professional, and ethical workplace environment.
  • Collects rent payments, process billing, post payments, and deposit receipts according to company and Low-Income Housing Tax Credit procedures.
  • Prepares required reports for Regional/Area Managers, Accounting, and other departments.
  • Maintains accurate and compliant resident files for both internal and external audits.
  • Completes move-out paperwork and manages security deposit processes, ensuring accurate data input into relevant software (e.g., One Site).
  • Conducts property tours, new resident orientation, move-in, and move-out inspections with residents.
  • Enforces lease agreements and community rules in accordance with Fair Housing laws.
  • Walks property regularly to inspect conditions, exterior, and interior.
  • Prepares property for audits or regulatory inspections, ensuring adherence to all relevant local, state, and federal regulations regarding multifamily housing.
  • Supervises site staff ensuring respectful, professional and ethical practices.
Essential Qualifications
  • Required:

    High School Diploma/GED minimum.
  • Required:

    Minimum of five years’ experience in property management.
  • Required:

    Affordable Housing experience.
  • Required:

    LIHTC (Low Income Housing Tax Credit) experience.
  • Required:

    complete knowledge of all phases of leasing and resident retention.
  • Preferred:
    Accredited Resident Manager (ARM) or Certified Manager of Housing (CMH) certification.
  • Preferred:
    Tenant rental Certification System (TRACS).
  • Must have or obtain Certified Occupancy Specialist (affordable sites).
  • Must have Property Management software experience.
  • Preferred:
    One Site software experience.
  • Must have and/or obtain NYS Notary License within six months of hire.
  • Preferred: previous supervisory experience.
Core Competencies
  • Extensive knowledge and experience with Microsoft Office navigating the Internet required.
  • Must have a command of the English language with the ability to edit the work of others.
  • Familiar with standards for business letters, memos, contracts, etc.
  • Performs other duties as assigned and commits to promoting company culture, mission, and values.
  • Reliable transportation and ability to manage a flexible schedule.
  • Required use of personal cell phone required (reimbursement included).
