We are seeking an experienced Property Manager for Park
75, a brand-new apartment community introducing a new style of living to Buffalo, NY. This role leads leasing and property operations while driving resident satisfaction and strong financial performance.

• Property Operations & Asset Management
  • Oversee all daily property operations, ensuring smooth and efficient performance
  • Conduct regular and formal inspections of building interiors and exteriors
  • Maintain strong working knowledge of building systems (mechanical, electrical, plumbing, façade)
  • Ensure the property is well-maintained, safe, and operating at a high standard
• Financial & Performance Management
  • Operate within approved budgets and financial guidelines
  • Monitor income collection and delinquency, ensuring timely rent payments
  • Identify and implement strategic opportunities to increase revenue and reduce expenses
  • Assist in developing property budgets, performance goals, and variance analysis
  • Evaluate capital needs and support planning and execution of capital improvement projects
• Compliance & Risk Management
  • Ensure compliance with all applicable local, state, and federal regulations, including OSHA
  • Maintain awareness of building codes, housing laws, and industry standards
  • Support documentation and record keeping for compliance and audits
• Resident and Prospect Experience & Communication
  • Serve as the primary point of contact for resident concerns and escalated issues
  • Respond to complaints professionally, promptly, and with a resident-first mindset
  • Foster a positive, respectful, and well-communicated living environment
  • Role functions as on site leasing agent, managing tours, prospect communications, and lease executions
• Team Coordination
  • Provide weekly updates to ownership and management
  • Support maintenance planning, work order flow, and vendor coordination
  • Provide clear communication and follow-through across teams

• Required
  • Bachelor’s degree
  • Minimum 2 years of property management experience
  • Valid driver’s license
  • Strong verbal and written communication skills
  • Proficiency in Microsoft Office (Word, Excel, PowerPoint)
• Preferred
  • 5+ years of property management experience
  • Experience managing large-scale or mixed-use assets
  • Demonstrated experience overseeing capital projects
• Knowledge & Skills
  • Strong understanding of building systems and maintenance operations
  • Knowledge of building codes, local laws, and regulatory requirements
  • Advanced maintenance and asset management understanding
  • Proven ability to manage budgets, capital planning, and operational performance
  • Organized, detail-oriented, and capable of managing multiple priorities
