Overview

Parkway Title Agency is seeking a detail-oriented and reliable Real Estate Title Abstractor to support our growing title and real estate services practice. This role is responsible for conducting thorough title searches, reviewing public records, and preparing accurate title abstracts to identify ownership history, liens, encumbrances, and other matters affecting title. This position is ideal for someone who is organized, deadline-driven, and comfortable working independently within established procedures.

Key Responsibilities
  • Conduct comprehensive title searches using county, state, and online public record systems
  • Examine deeds, mortgages, judgments, liens, easements, covenants, plats, and other recorded instruments
  • Trace and verify chain of title ownership for residential and commercial properties
  • Identify and report title defects, clouds, and encumbrances
  • Prepare clear, accurate, and well-organized title abstracts and search reports
  • Review tax records, municipal liens, and foreclosure filings as applicable
  • Follow jurisdiction-specific search requirements and company checklists
  • Meet required turnaround times while maintaining accuracy
  • Communicate issues or irregularities to supervisors promptly
  • Maintain confidentiality of all client and transaction information
  • Assist with corrective work and re-searches as needed
Required Qualifications
  • Minimum of two (2) years of experience as a real estate title abstractor or title examiner
  • Familiarity with county clerk, recorder, and online title search systems
  • Strong understanding of real estate documents and recording practices
  • Excellent attention to detail and organizational skills
  • Ability to follow written procedures and checklists
  • Proficiency with Microsoft Office, PDF review tools, and document management systems
  • Ability to work independently and manage multiple files simultaneously
  • Strong written communication skills
Preferred Qualifications
  • Minimum of two (2) years of experience conducting New York title searches and familiarity with New York recording practices
  • Prior work with title companies, law firms, or abstract companies
  • Knowledge of foreclosure, probate, and trust-related title issues
  • Experience with remote title search platforms
