The Maintenance Technician is responsible for performing routine cleaning, maintenance, and light repairs in the common areas of supportive housing properties. The porter plays a vital role in maintaining a safe, clean, and pleasant living environment for residents and visitors, while also supporting the overall operations of the property

Cleaning and Janitorial Services- Clean and maintain common areas, including but not limited to hallways, stairways, elevators, lobbies, laundry rooms, and restrooms.
- Perform regular trash removal and ensure trash bins are emptied daily in all common areas.
- Sweep, mop, vacuum, and dust to ensure cleanliness throughout the property.
- Clean windows, doors, and other surfaces to maintain a neat and presentable appearance.
- Disinfect high‑touch areas (e.g., door handles, light switches, railings) regularly to maintain sanitary conditions.
- Assist with light maintenance tasks, such as changing light bulbs, cleaning air vents, and minor repairs in but not limited to common areas.
- Perform minor repairs or alert the property manager/superintendent to larger maintenance issues.
- Help with seasonal maintenance tasks (e.g., snow removal, landscaping, or preparing heating and cooling systems).
- Ensure that all common areas are well lit and safe for tenants.
- Report any safety hazards, damage, or issues (e.g., broken equipment, blocked exits) immediately to property management/superintendent.
- Ensure that fire exits and emergency routes are always clear and accessible.
- Provide excellent customer service to tenants, addressing any concerns related to cleanliness or common area upkeep.
- Report tenant concerns or issues to property management/superintendent as needed.
- Communicate professionally with tenants to ensure a positive living experience and maintain a respectful environment.
- Maintain an inventory of cleaning supplies and equipment, reporting any shortages to the property manager/superintendent.
- Ensure that cleaning supplies are stored safely and used efficiently.
- Work closely with the maintenance team and property management to ensure the overall upkeep of the property.
- Assist with additional tasks as needed, such as setting up designated spaces for community events or special projects.
High School diploma or GED plus a minimum of 3 years' experience in building maintenance with basic knowledge of sheet rocking, taping, painting, tiling and woodworking. Familiarity with NY local and state plus federal housing laws. Bilingual in Spanish and English is a preferred.
