Maintenance Manager
SUMMARY OF FUNCTIONS
The Working Maintenance Planner serves as a bridge between hands-on maintenance and maintenance coordination. This position supports the maintenance department by planning and scheduling maintenance activities while also actively participating in work on the floor. The goal is to reduce downtime, improve work execution, and ensure parts and resources are in place ahead of scheduled maintenance.
ESSENTIAL DUTIES AND RESPONSIBILITIES
1. Maintenance Planning & Scheduling
- Review incoming work requests and determine priority with input from Maintenance Manager and Mill Leadership.
- Build weekly and daily schedules for the maintenance team based on production needs, manpower, and equipment availability.
- Break larger jobs into detailed tasks and create job plans that include estimated labor, parts, tools, safety procedures, and other resources.
- Coordinate with Maintenance Manager and Operations Manager to schedule planned downtime jobs.
- Identify work that can be grouped together to minimize equipment downtime.
- Use EAM to:
- Enter and manage work orders.
- Track labor, materials, and downtime.
- Create and maintain preventative maintenance (PM) tasks.
- Close completed work orders and ensure proper documentation is recorded (photos, parts used, notes, etc.).
- Analyze historical data to identify recurring issues and improvement opportunities.
- Work closely with the warehouse or purchasing to ensure necessary parts are ordered and staged ahead of scheduled work.
- Maintain up-to-date Bill of Materials (BOM) and recommend spares for critical assets.
- Notify the team of parts delays or alternatives when supply issues arise.
- Support maintenance crew by assisting with hands-on repairs and troubleshooting when needed, especially during downtime, shutdowns, or critical path jobs.
- Verify job scope in the field ahead of scheduling to ensure proper planning.
- Be available for urgent work and shift in priorities as needed based on production demands.
- Communicate daily with Maintenance Supervisors, Millwrights, Electricians, and Production Leads.
- Lead or attend daily maintenance/production coordination meetings.
- Provide updates to the Maintenance Manager regarding schedule progress, delays, and resource needs.
- Follow up on completed jobs for feedback and lessons learned.
- Ensure planned jobs include all necessary safety precautions and that permits (hot work, lockout/tagout, etc.) are understood.
- Promote Rex Lumber's safety culture by setting the standard in planning and execution.
- Identify improvement opportunities during planning and walkthroughs to reduce risk and improve safety.
- High School Diploma or GED required.
- Degree preferred.
- Proficiency with Microsoft Office (Excel, Word, Outlook, PowerPoint, SharePoint) and general computer skills.
- Strong written and verbal communication abilities
- Excellent organizational, time management, and multitasking skills.
- Attention to detail with a high level of accuracy in data entry and documentation.
- Reliable and dependable with the flexibility to work overtime or extended hours when required
- Ability to work independently and collaboratively in a team-oriented environment.
- Professional demeanor.
- CMMS EAM For work orders, PMs, history tracking.
- OEM Manuals, Drawings, Job Safety Plans - For proper planning and execution.
