Peartree Cleaning Services is a market leader in the provision of corporate cleaning services. We service and maintain over 200 clients throughout the UK, including iconic buildings, corporate office spaces, and high-end environments.
We are looking for an experienced Site-Based Operations Manager to oversee a prestigious client operation. The role will be primarily based at Biggin Hill, with occasional travel to the London office, where the postholder will oversee operations with the support of our London-based management team. The successful candidate will ensure the delivery of an exceptional cleaning service, maintaining high standards and operational excellence across all assigned locations.
Due to the nature of the sites, an Enhanced DBS check will be required. The role offers a competitive package and the opportunity to work within a professional, fast-paced environment.
Responsibilities Client Communication / Contract Retention- Take full ownership of service delivery at each assigned location.
- Develop a clear understanding of the client’s service requirements.
- Deliver KPIs in line with the agreed Service Level Agreement (SLA).
- Attend all scheduled client meetings.
- Provide Quality Audits, Health & Safety Audits, and Management Reports in a clear, meaningful, and timely manner.
- Advise clients on relevant industry innovations that may enhance service delivery.
- Build strong client relationships to support contract retention and identify opportunities for additional services.
- Deliver services within agreed budgets, including responsibility for:
- Monthly payroll
- Monthly cover and annual leave
- Monthly sick pay
- Monthly employer National Insurance contributions
- Monthly stores and consumables
- Equipment costs
- Uniform and PPE costs
- Supply partner costs
- Ensure all additional works and consumables are correctly managed and include appropriate management and administration fees to maintain profitability.
- Ensure all assigned employees attend work on time and accurately record attendance using Time & Attendance software or Peartree 360.
- Use the Recruitment Platform to recruit new employees, ensuring all Right to Work and vetting documentation is verified via TRUST correctly uploaded.
- Ensure all new employees complete the four mandatory induction modules.
- Ensure all employees complete the required 23 training modules every 12 months.
- Ensure Toolbox Talks are completed and recorded.
- Promote the use of Peartree 360 for reporting Health & Safety incidents and near misses.
- Ensure all employees are treated fairly and with respect, embracing diversity and inclusion.
- Manage HR processes efficiently and in a timely manner.
- Promote Peartree’s sustainability and environmental goals.
- Encourage engagement with Peartree & Me and the Employee Assistance Programme.

- Location: Based at Biggin Hill with occasional travel to the London office (London operations overseen with support from the London management team)
- Ideally live within the Biggin Hill area (or close to)
- Hours: 40 hours per week, worked in line with operational and cleaning requirements
- Occasional weekend attendance required to support events
- Salary: To be discussed at interview
- Car: Company vehicle provision may be considered as part of the package, where operationally required.

- Experience working within the service sector
- Ideally a minimum of 2 years’ cleaning management experience
