Marketing Manager, Marketing Strategy
This role will be responsible for developing and delivering marketing strategies for both newly developed and refurbished PBSA properties, ensuring successful marketing off plan and in the first few years of opening, and sustained occupancy performance. This role bridges strategic planning and hands‑on execution, working closely with development, asset management, operations, and external agencies to bring properties to market on time, on brand, and on budget.
This role will own and deliver a New Property and AMI (Asset Management Initiative) Marketing Toolkit. The role is responsible for taking the brand positioning, USPs and messaging to create a tailored, integrated marketing plan to support occupancy and yield targets. This is a highly cross‑functional role, translating development and refurbishment activity into structured, scalable marketing outputs across physical, digital, and performance channels.
This role is a 12‑month fixed term contract.
What You'll Be Doing- Lead end-to-end marketing for new PBSA developments and AMIs (Asset Management Initiatives) from pre-launch through stabilisation.
- Lead and co‑create end to end marketing for Joint ventures with higher education partners.
- Develop go‑to‑market strategies including brand positioning, pricing alignment, and channel mix.
- Manage launch timelines aligned with development milestones.
- Oversee creation of marketing assets including naming, branding, CGIs, photography, videography, brochures, and website content.
- Develop, plan and agree hoarding and OOH activation, working with the property team to secure planning permissions where necessary.
- Coordinate show flat launches.
- Lead and own any sponsorship opportunities plus support with any Influencer and PR activations.
- Develop, plan, and agree with other teams the alignment of campaign execution across all stages of the sales cycle.
- Manage an agency roster to support with delivery of the plan and activation.
- Evaluate the performance of the marketing plans, ensuring learning and data‑driven decisions are getting us to occupancy and yield from year one of opening onwards.
- Effective collaboration and stakeholder management is a crucial part of this role. The need to work seamlessly with various departments to ensure that new build and AMI marketing plans are implemented cohesively. Key stakeholder being the operations team and property development team.
- Must have an approachable and engaging attitude with the experience and capability to communicate at all levels; with the ability to apply appropriate persuasion and achieve solution driven results.
- A strategic, proactive visionary who also has an eye for detail and can communicate effectively with strong and impactful presentation skills.
- A focused individual who is commercially astute and can work with various teams, while being creative, driving innovation through an in‑depth knowledge and experience of integrated marketing best practice, trends and developments.
- Ability to work collaboratively with different agencies from creative, to CGI, to signage companies.
- Able to interpret complex information to deliver overview of key points to develop a phased strategic plan and socialise it.
- A flexible approach to their work and has an ability to multi‑task whilst retaining a high level of accuracy.
