A fantastic opportunity has arisen for an experienced Senior Quantity Surveyor to join one of the UK's most respected and forward-thinking residential developers. This house builder is known for creating well-designed communities, sustainable neighbourhoods, and high-quality homes across the country. With a strong pipeline of developments, they combine modern methods of construction with traditional quality to deliver thousands of homes each year.
The RoleAs a Senior Quantity Surveyor, you will take commercial responsibility for multiple live developments, driving financial performance, cost management, and procurement strategy. You will be a key figure within the commercial department, working closely with operations, technical and land teams to support successful delivery from pre‑construction through to final accounts.
This role will suit an experienced QS who has previously worked for a national or regional house builder, is confident running sites independently, and can mentor junior members of the team when required.
Key Responsibilities- Full commercial management of allocated housing developments
- Produce accurate cost plans, budgets, forecasts, and cashflows
- Lead procurement of subcontractors and suppliers
- Produce and manage tender enquiries, comparisons, and contract award recommendations
- Conduct regular site visits to assess progress, variations, and commercial risks
- Manage subcontractor accounts from award to final account
- Ensure all works are aligned to budget, programme, and company standards
- Identify opportunities for value engineering and cost improvements
- Prepare and present CVRs and commercial reports
- Work collaboratively with site teams, technical, land, sales and finance
- Maintain compliance with contract obligations and company procedures
- Support and develop junior QS staff where required
- Proven experience as a Quantity Surveyor or Senior Quantity Surveyor within house building or residential construction
- Strong commercial acumen and excellent negotiation skills
- Ability to manage multiple sites independently
- Solid understanding of JCT contracts and residential construction processes
- Strong reporting and analytical skills
- Excellent communication and stakeholder management
- Degree in Quantity Surveying or related discipline (preferred)
- Full UK driving licence
