Senior Preconstruction Manager

Overview

The Senior Pre-Construction Manager is responsible for managing the delivery of preconstruction services for projects, providing input, coordination and problem solving at all stages of design. The Senior Pre-Construction Manager guides projects through the preconstruction/design phase, while maintaining the project’s program, scope, and quality to ensure effective schedule and cost control. This role also coordinates and reviews design and estimates with architects and engineers to ensure a collaboratively delivered project end result.

Travel up to 20% of the time may be required.

• Oversee the accuracy and quality of estimates, drawing reviews, specification reviews and all other construction documents.
• Manage multiple projects concurrently.
• Attend all preconstruction meetings with the design team and client on behalf of the company.
• Prepare estimate deliverables and presentation books for clients during various stages of the preconstruction process.
• Investigate local market conditions and their effect on costs and schedule.
• Act as preconstruction liaison for the operations team during the preconstruction and construction phase.
• Provide cost estimates of preconstruction services for deliverables.
• Participate in formal business development presentations to demonstrate the value of preconstruction services to potential clients.
• Develop and maintain effective relationships with client/owner, architect/engineer, contractors and subcontractors.
• Maintain current estimating records and unit prices.
• Collaborate with Project Manager in general contractor/subcontractor proposal evaluation.
• Prepare preliminary, schematic, design development, and construction estimates during pre-construction; monitor design development for potential problem areas or cost overruns and participate in the value engineering process.
• Participate in preparation of the construction schedule for preconstruction purposes.
• Support Business Development in proposal presentations and participate in business-related community activities.
• Lead scheduling, planning, and facilitation of design/preconstruction meetings with Owners and design team.

• Bachelor's Degree in Building Science, Construction Management, Civil Engineering or related field preferred.
• 5-7 years of experience in large, complex facility construction and on-site management of new construction and renovation of existing assets.
• Advanced knowledge of budgeting, accounting and procurement principles to manage construction projects.
• Proficient with MS Office, estimating and scheduling software and other database applications such as Suretrack/Pro Log/BIM/VICO.
• LEED AP preferred.
• Valid Driver's License required.
