Preconstruction Manager

We are seeking an experienced Preconstruction Manager to join a growing team in the St. Louis area. This individual will lead the preconstruction process from conceptual budgeting through final GMP, collaborating closely with owners, architects, engineers, and internal project teams to ensure accurate estimating, value optimization, and a smooth transition into construction.

Key Responsibilities

• Lead all preconstruction efforts for assigned commercial construction projects
• Prepare conceptual, schematic, design development, and GMP estimates
• Develop detailed quantity takeoffs, pricing analyses, and cost models
• Coordinate and manage subcontractor bid solicitation, leveling, and scope reviews
• Conduct value engineering and cost-saving analyses while maintaining project intent
• Collaborate with owners, architects, and engineers throughout design development
• Review drawings, specifications, and constructability considerations
• Develop project schedules in coordination with project management teams
• Lead preconstruction meetings and presentations with clients and stakeholders
• Support business development efforts, including proposals and interviews
• Assist with handoff from preconstruction to operations to ensure project continuity

Qualifications

• 4+ years of experience in commercial construction, estimating, or preconstruction
• Proven experience leading preconstruction on projects such as healthcare, education, office, industrial, mixed-use, or retail
• Strong knowledge of construction methods, materials, and cost drivers
• Proficiency with estimating software and tools (e.g., Bluebeam, Procore, Excel, OST, or similar)
• Ability to read and interpret architectural and engineering drawings
• Excellent communication, leadership, and presentation skills
• Experience working with subcontractors in the St. Louis and Midwest markets is preferred
• Bachelor’s degree in Construction Management, Engineering, or related field (preferred but not required)
