We have a new opportunity for a Quantity Surveyor to join our Special Projects team within Vistry Services, based at our Brentwood office with travel to sites, as required.

As our Quantity Surveyor, you will be responsible for managing all costs relating to our projects. Your focus is to minimise the costs of a project and enhance margin and value for money, whilst still achieving the required standards and quality. This will also include procurement, procurement tracker, recovery, CVRs, cash flows, subcontract management inclusive of administration of the contract, monthly payments and final account settlement.

Qualifications & Requirements

  • HNC/HND in Surveying or Construction or equivalent OR relevant Quantity Surveying experience
  • Experience with major FM contractors, high rise cladding contractors, self‑delivery housing associations
  • Excellent IT, analytical and communication skills
  • Strong mathematical ability
  • Ability to assess and analyse information
  • Good business sense
  • Good understanding of budget management
  • Negotiating and networking skills
  • COINS user experience
  • Enthusiasm and flexibility
  • Able to work within a busy team and under pressure

  • Building Safety Act works desirable
Responsibilities
  • Working closely with other departments, including Development and Construction, attending design meetings to advise on all areas with cost implications.
  • Attend development meetings, contract pre‑start and subcontract package review meetings.
  • Review contract documentation and drawings to identify errors, omissions, anomalies and areas where unnecessary cost may arise.
  • Assist in preparation of tender lists and procurement programmes.
  • Prepare tender documentation, perform preliminary checks on subcontractors and manage procurement trackers.
  • Prepare construction cost analysis from quotes and tender enquiries.
  • Build programmes with Construction Director to ascertain preliminary costs.
  • Arrange and adjudicate budget settlement meetings, supported by the wider Commercial team.
  • Prepare stage payment schedules for financing.
  • Conduct pre‑order meetings, finalise tender sum and stage payment schedule before contract documentation.
  • Place subcontractor orders, negotiate contract sums, finalise variation costs.
  • Issue variation orders and development changes and provide cost advice on major variations.
  • Reconcile costs, provide monthly cost analysis, identify potential over‑expenditure.
  • Arrange payment authorisations and agree final accounts with subcontractors.
  • Prepare external valuation documents with client’s agent.
  • Coordinate post‑completion defect cost advice with Customer Service.
  • Attend site meetings, project meetings, subcontractor meetings and surveying meetings as required.
  • Other reasonable duties directed by line manager to support wider teams.
