Inspector/Plans Examiner Levels I‑IV (Structural) (Career Path)

The purpose of this classification is to inspect construction of new and existing buildings and review permit applications, building plans, and construction documents to ensure compliance with applicable codes, ordinances, plans, and specifications.

• Perform field inspections of new and existing buildings during the construction process for compliance with applicable building codes and ordinances.
• Compare actual work to approved construction plans and determine pass/fail status, identifying violations and construction performed without a permit.
• Issue and post violation notices, not approved notices, and correction notices as appropriate.
• Coordinate inspection activities with departments, property owners, contractors and other inspectors.
• Investigate structural damage caused by fire, storm, or accident and conduct post‑event damage assessment.
• Maintain documentation and records of inspection activities and violations.
• Review building permit applications, site plans, and construction documents for completeness and conformance.
• Provide information and technical assistance concerning building codes and permit requirements to applicants and other stakeholders.
• Calculate building fees and impact fees and write permit review comments.
• Operate a computer to enter, retrieve, review or modify data and maintain computerized files.
• Operate and utilize inspection equipment and tools, including a motor vehicle and measurement instruments.
• Communicate with supervisors, employees, departments, city officials, code enforcement personnel, and the public to coordinate work activities and resolve problems.
• Attend meetings and serve on committees as directed.
• Maintain current knowledge of applicable laws and regulations and attend workshops and training sessions as appropriate.
• Assist in cross‑training inspectors in other specialties and participate in disaster preparedness activities.

• High school diploma or valid equivalent.
• State of Florida Standard Inspector and Plans Examiner License (or Professional Engineer or Architect license) in one of the following disciplines:
  Building, Plumbing, Mechanical, Electrical, 1‑2 Family.
• Licence must be obtained within one year of employment; failure to obtain results in demotion or termination.
• Valid Florida driver’s license.
• Hourly ranges by level:
  • I: $29.65 – $37.06
  • II: $31.34 – $39.18
  • III: $33.05 – $41.31
  • IV: $38.94 – $48.67

• Light physical effort in sedentary to light work; occasional lifting up to 10 lbs.
• Moderately physically demanding field inspections with climbing, kneeling, and handling loads up to 50 lbs.
• Ability to perceive and discriminate colors, sounds, depth, texture, and visual cues.
• Exposure to adverse environmental conditions such as dust, rain, extreme temperatures, and heights.
