Mercantile Property Management is seeking an experienced Senior Portfolio Manager to oversee the day-to-day operations of a portfolio of residential communities in Southeast Massachusetts and Cape Cod. This role requires a proactive leader who can manage financials, property administration, maintenance, and community relations while ensuring exceptional service and compliance with company standards.

Key Responsibilities
  • Prepare annual operating budgets aligned with client goals.
  • Develop and distribute board meeting packages (5–7 days prior to meetings).
  • Review and report monthly financial variances.
  • Attend and guide monthly evening Board meetings (average 4–6 per month).
  • Manage annual insurance renewals (beginning 90 days before expiration).
  • Ensure compliance with purchasing and invoicing policies.
  • Oversee preventative maintenance programs and timely completion of work orders.
  • Conduct regular property inspections and enforce safety regulations.
  • Handle on-call responsibilities on a rotating weekly schedule.
  • Supervise and forecast capital projects for assigned communities.
  • Negotiate and manage service contracts to meet quality and timeline standards.
  • Maintain relationships with vendors and outside professionals (legal, accounting, tax).
  • Approve payments for completed work and review owner files for accuracy.
  • Train, supervise, and develop site staff; conduct annual performance reviews.
  • Collaborate with customer service to ensure superior resident experience.
Qualifications
  • Minimum 3 years of experience in Residential Condominium Management
    .
  • Industry certifications (CMCA, AMS, PCAM) preferred but not required.
  • Strong leadership, organizational, and communication skills.
  • Ability to attend evening meetings and manage multiple priorities.
