Position SummaryThe Account Manager oversees daily janitorial operations across a large, urban higher‑education campus environment in Boston, MA. This role ensures high‑quality custodial services, optimal staffing, and consistent service delivery that supports academic, administrative, and residential facilities. The Account Manager coordinates operational planning, quality assurance, client relationship management, employee development, and continuous improvement initiatives.
Responsibilities include interviewing, hiring, orienting, and training employees; planning and directing work; conducting performance reviews; rewarding and disciplining employees; and resolving issues to maintain client satisfaction and operational excellence.

- Serves as the primary operational liaison between ABM and the client, providing consistent updates, reporting, and partnership.
- Oversees janitorial teams across academic buildings, residence halls, athletic facilities, libraries, laboratories, and common areas.
- Ensures service quality through routine inspections, quality checks, and continuous improvement initiatives.
- Manages daily work orders, custodial tasks, event setups, and periodic floor‑care programs.
- Leads and motivates site supervisors and frontline janitorial staff.
- Develops and implements staffing plans, shift schedules, and labor allocations to meet campus needs.
- Ensures compliance with cleaning standards, safety protocols, and regulatory requirements.
- Oversees inventory, supplies, equipment usage, and vendor coordination (when applicable).
- Plans and manages budgets, cost controls, and operational performance metrics.
- Supports sustainability initiatives and best practices aligned with campus goals.
- Coordinates special projects, seasonal deep cleaning, move‑ins/move‑outs, and event support.
- Participates in long‑range planning and operational enhancements tied to campus facilities.
- Handles client escalations, service adjustments, and contract compliance.
- Bachelor's degree (B.A.) from a four‑year college or university; or
- Equivalent combination of education and relevant industry experience.
- 5–10 years of janitorial operations leadership, facilities services management, or a related field.
- Experience managing large or multi‑building accounts, preferably in higher‑education, healthcare, or corporate campus environments.
- Experience with:
- Office 365 (Excel, PowerPoint, Outlook Mail)
- CMMS systems (Asset Essentials preferred)
- Scheduling software
- Floor‑care programs, equipment, and industry best practices
- Current Driver’s License required.
- Facilities or Janitorial Management Certifications (BOMI, CFM, etc.) preferred.
- Technical knowledge of cleaning equipment, safety standards, and chemical handling.
