Janitorial & Light Maintenance Technician

Overview

The Janitorial & Light Maintenance Technician plays a key role in supporting the property’s operations and engineering functions to ensure resident safety, comfort, and satisfaction. This position is responsible for maintaining cleanliness throughout the property while assisting with basic building system support, minor repairs, and preventative maintenance activities. The technician will serve as a customer-facing representative for residents, respond to service requests, and coordinate with management and vendors to ensure issues are resolved efficiently.

This role supports both janitorial and light maintenance functions while complying with safety and environmental programs.

• Operate and monitor basic building equipment and systems as directed by site management and engineering leadership.
• Respond promptly to resident service requests to minimize recurring issues and improve resident satisfaction.
• Complete assigned work orders, preventative maintenance tasks, and unscheduled repairs as required.
• Perform a variety of janitorial and light maintenance tasks, including but not limited to:
• Cleaning and maintaining common areas, restrooms, and shared spaces
• Resetting electrical breakers and assisting with basic electrical troubleshooting
• Adjusting thermostats and monitoring basic HVAC performance
• Performing minor plumbing repairs within skill level
• Patching and painting walls and surfaces
• Replacing light bulbs and repairing or replacing minor fixtures
• Performing light carpentry and general handyman tasks
• Completing basic preventive maintenance activities
• Miscellaneous cleaning and upkeep tasks as needed
• Identify building system concerns and escalate complex HVAC, mechanical, or electrical issues to management or qualified vendors.
• Coordinate daily activities with the Property Management Team, Engineering staff, residents, and vendors.
• Support a work environment focused on safety, energy conservation, and continuous improvement.
• Comply with all applicable safety and environmental procedures and company policies.
• Maintain basic maintenance records and documentation as required.
• Provide support to site operations and resident services as needed.
• Perform additional duties as assigned.

Part-time position, approximately 20 hours per week
. Schedule is flexible based on site needs and workload. Occasional schedule adjustments may be required to address urgent maintenance or resident concerns.
