Pay Range

Base pay range: $35.00/hr – $40.00/hr additional compensation: $30.00 – $35.00/hour.

Job Overview

The Building Maintenance Supervisor serves as the head maintenance technician for the community association, monitoring, identifying, and communicating problems in all phases of building maintenance including carpentry, electrical work, HVAC, plumbing, mechanic, painting, flooring, patching, general hardware, and cleanliness. The supervisor makes recommendations, performs repairs, replacements, and implements preventive maintenance as established by company procedures and guidelines.

Your Responsibilities
  • Regular attendance and punctuality.
  • Maintain a safe and secure environment throughout the building(s).
  • Lead, train, and direct maintenance staff through work orders.
  • Plan, monitor, and appraise job results; coach, counsel, and discipline employees.
  • Assess repair needs and estimate time required, including determining whether professional assistance is needed.
  • Maintain all mechanical systems (heat, cooling, ventilation), electrical systems (lighting, office equipment, general association requirements), plumbing systems, and fire protection and security systems, performing inspections and documentation.
  • Perform seasonal operations such as servicing HVAC systems and boilers per preventive maintenance program.
  • Policing of building and property for debris, change light fixtures and bulbs, vacuum hallways, clean compactor rooms, and complete daily work orders for common areas and apartments as required.
  • Maintain pavements, including sidewalks, curbs, driveways, parking areas, and snow & ice control.
  • Monitor service contractors and building repair and maintenance contractors.
  • Inventory and acquire maintenance supplies.
  • Prepare and maintain disaster preparedness plans and manage crises.
  • Complete reports and work orders of repairs.
  • Be on call for emergencies and projects as assigned.
  • Schedule and assign work to meet shift requirements.
  • Request materials, tools, and supplies needed.
  • Administrate preventive/reactive maintenance schedule.
  • Record and evaluate preventive maintenance activities and programs.
  • Oversee construction, installation, and preventive maintenance of equipment.
  • Observe and evaluate corrective maintenance or repair on equipment.
  • Properly utilize new equipment and follow safety procedures.
  • Report unusual and irregular conditions to the Community Manager.
  • Maintain a cordial, professional manner with residents, contractors, and management.
  • Perform other duties as directed by the Board of Directors, Trustees, or Management.
Skills & Qualifications
  • High school diploma or equivalency preferred; technical background from university or vocational sources a plus.
  • HVAC or other training or certification may be required.
  • Minimum 3–5 years experience in building trades, repair, and replacement maintenance or handy work.
Physical Requirements
  • Involves sitting, standing, stooping, kneeling, pushing, shoving, lifting, carrying and moving objects up to 100 lbs or more; must be able to climb several flights of stairs.
  • Must be able to sit and stand for extended periods.
  • Must communicate effectively by phone and in person.
  • Must have finger dexterity for typing on a keyboard.
  • Must be mobile enough to move around office and walk around property, including uneven areas.
  • Must be able to work extended hours, including evenings, weekends and holidays.
  • Must adapt to indoor and outdoor settings with variable climate and lighting.
  • Must be mentally alert, detail oriented, and have good reasoning skills.
  • Must handle multiple assignments with frequent interruptions, changes, and delays.
  • Must remain alert to safety, health, and environmental concerns.
  • Must work effectively and cheerfully in potentially stressful circumstances.
