Asset Manager
$85K–$105K + bonus
Hybrid work schedule: 3 days/week in office

AssetManager Responsibilities
- Manage a portfolio of LIHTC assets during the development phase
- Monitor key milestones including construction completion, lease‑up, stabilization, loan conversions, and issuance of 8609s
- Lead transition calls for newly closed partnerships, including new relationships and acquisition rehabs
- Track and calculate tax credit delivery through review of occupancy reports, cost certifications, and 8609s
- Ensure ongoing compliance with partnership agreements and Section 42 requirements
- Review monthly, quarterly, and annual financial reporting; analyze benchmarks and perform risk assessments
- Coordinate audits, tax returns, and compliance reviews with internal teams and third‑party partners
- Review construction draws and process equity installments; project future equity timing and funding needs
- Evaluate GP requests for deal changes and prepare formal recommendations
- Identify risks during development and collaborate on solutions to keep projects financially balanced
- Bachelor’s degree in finance, accounting, real estate, or a related business field
- 2+ years of experience in asset management, affordable housing, development, or real estate finance
- Working knowledge of Section 42 / LIHTC program requirements strongly preferred
- Strong financial analysis and reporting skills with advanced Excel proficiency
- Experience reviewing construction draws, budgets, and funding schedules
- Excellent communication skills and comfort working with senior leadership and external partners
- Ability to manage multiple projects, prioritize deadlines, and work independently
- LIHTC Compliance Certification (or ability to obtain)
