Neighbor Works® Boise (NWB) is a local affordable housing nonprofit that helps Idahoans obtain, maintain, and retain housing. We are seeking a motivated and mission-driven Mortgage Loan Officer to help individuals and families achieve sustainable home ownership. Primary Duties and Responsibilities

The Mortgage Loan Officer is responsible for originating quality residential mortgage loans while promoting responsible lending opportunities in alignment with NWB’s mission. This position requires an active NMLS license and Idaho Mortgage Loan Originator license. The Loan Officer guides borrowers through every step of the mortgage process, ensuring compliance with lending regulations, fostering community partnerships, and supporting long-term home ownership success through education and outreach.

Key responsibilities include, but are not limited to:

Loan Origination and Client Relations
  • Meet with prospective borrowers to assess financing needs and recommend appropriate loan products
  • Collect and review financial documentation (income, credit, assets, liabilities) for accuracy and completeness
  • Educate borrowers on loan options, terms, and home ownership responsibilities
  • Submit accurate loan applications to processing and underwriting, coordinate through closing
  • Maintain open, supportive communication with borrowers throughout the process
Community Outreach and Partnerships
  • Promote and market NWB loan programs, grants, and services through community and partner engagement
  • Build relationships with real estate agents, financial institutions, and housing counselors
  • Represent NWB at community events and housing fairs to raise awareness of lending programs
  • Collaborate with internal departments to integrate financial education and counseling with lending activities to improve borrower success and loan performance
Compliance and Risk Management
  • Ensure all loans comply with federal, state, investor, and NWB lending policies
  • Safeguard confidential client information and adhere to data privacy and record retention standards
  • Stay current on lending regulations, market trends, and affordable housing programs
  • Complete all continuing education and licensing renewals as required
Administration and Reporting
  • Track pipeline activity and meet production goals consistent with NWB’s mission
  • Maintain detailed and accurate loan files in Encompass LOS
  • Assist with reports for the Lending Committee and regulatory compliance

Knowledge, Skills, and Abilities
  • Working knowledge of residential mortgage products, lending regulations, compliance regulations, federal standards, and affordable housing programs (including conventional, FHA, VA, and USDA loans)
  • Excellent communication, interpersonal, and customer service skills with ability to explain complex information clearly
  • Proficiency in loan origination systems and software (Encompass LOS, Microsoft Office Suite)
  • Upholds confidentiality and professionalism
  • Bilingual in Spanish preferred, not required
Education and Experience
  • Active NMLS and Idaho Originator's License required
  • Bachelor's degree or equivalent experience
  • Two plus years in mortgage lending or related fields
  • Experience in mortgage lending, financial services, or affordable housing is preferred
  • Experience working with community lending programs is highly valued

Job Type: Full-time

Compensation:
Hourly base pay starting at $20.00 plus commission on brokered loans (not including ramp-up period)
