SUMMARYThe Property Manager is responsible for all operational and financial aspects of a property and meeting company goals. This includes ensuring the property excels in leasing, collections, resident relations, maintenance, personnel management, safety program compliance, and company policies.
ESSENTIAL JOB DUTIES Property Management- Oversee leasing activity to maximize occupancy.
- Supervise move‑in and move‑out process, create turnover schedule, perform unit inspections, coordinate work.
- Perform physical review of property assets, monitor preventative maintenance programs, work with maintenance team on larger‑scale projects.
- Develop and maintain positive relationships with residents, vendors, contractors, and the site team.
- Lead team to success, motivating service consistent with core values.
- Directly supervise property employees, including coaching, development, and training.
- Comply with all safety program requirements and promote safety.
- Ensure all activities comply with local, state, federal, and fair housing laws.
- Manage rent collection, follow up on delinquent accounts, and handle eviction process as needed.
- Conduct market research to recommend pricing and marketing strategies.
- Prepare accurate reports for Regional Manager in a timely manner.
- Other duties may be assigned to meet business needs.
Education and Experience
- High school diploma or GED required; degree in Property Management preferred.
- 3–5 years of management experience; property management experience preferred.
- 1–2 years as Property Manager or supervisory role preferred.
- Experience with Microsoft Office;
Yardi software highly preferred. - CRM designation preferred.
- Real Estate licenses must not be active while working in this role.
- Fluent in English, strong communication skills.
- Use tact, diplomacy, courtesy with staff, residents, public.
- Decision‑making, problem‑solving, time‑management.
- Handle multiple projects simultaneously with self‑direction.
- Coach and lead teams, work collaboratively.
- Understand federal fair housing laws and local provisions.
- Hiring Pay Range: $55,000–$67,500.
