Responsibilities- Assist with day‑to‑day supervision of a team of technicians, subcontractors and specialists attending client premises to achieve the highest level of service to building occupants in the most cost‑effective, technically competent and safe manner.
- Provide support to the Contract Manager in efficient use of labour and materials by coordinating all planned and reactive maintenance work across the designated portfolio of premises.
- Work with the Service Desk to ensure planned maintenance and reactive works are carried out as required within contract SLA's & KPIs.
- Work with stakeholders to ensure all required certification is in place within required timescales and remedials have been captured and actioned.
- Ensure all TBT/staff briefings are completed and certification of engineers is in date and regularly checked.
- Ensure subcontractors are working to the highest safety standards.
- Ensure self and team carry out duties in accordance with all Health and Safety procedures, Codes of Practice and Statutory Regulations.
- Work with Contract Manager to ensure operatives are adequately qualified and are appointed persons where necessary.
- Ensure all tasks are delivered to the highest standard of customer service and that work is completed on time, within budget and meets SLA or KPI.
- Undertake supervision, coaching, support and development for team members.
- Day‑to‑day management of relevant employees including conduct, performance, attendance and capability.
- Build effective relationships with the client, answering queries and keeping them informed about site activities and developments.
- Identify opportunities for additional works and organise to completion in line with repair and replacement contractual requirements.
- Ensure statutory certification is in place across the business systems.
- Monitor, coordinate and manage services provided by specialists and/or subcontractors.
- Ensure compliance for all necessary Permit to Work Systems.
- Assist in implementation of improvements to procedures and systems, making recommendations as appropriate.
- Complete all work‑related documentation accurately and on time.
- Comply with policies and procedures.
- Carry out work in a safe and diligent manner.
- Attend and fully participate in training and review activities as required.
- Advance additional duties in line with capabilities as required.
- Participate in call‑out rota for out‑of‑hours 24/7 support.
- Minimum 2 years previous supervisory experience in a similar role.
- Relevant professional qualifications (mechanical, electrical, building services, air conditioning/refrigeration) – minimum C&G Level III or equivalent, or sound experience in a large FM environment.
- Health & Safety qualifications. (Training will be provided where necessary.)
- Previous LV or HV appointment preferable (not essential).
- Understanding of CAFFM system administration and application.
- Able to understand and act on both verbal and written instructions/procedures.
- Computer literate, with good understanding of Excel, Word essential.
- Flexibility over working hours (may be required to work evenings and weekends to ensure work is coordinated / completed), will be required to provide backup cover on standby and call‑out duties as and when required, and will be required to be on the escalation rota.
- Must be able to work collaboratively alongside the client on site.
- Follow Group and company policies and procedures at all times.
- Report any apparent deficiencies in systems of work or equipment that may result in failure of service delivery or risk to health and safety or the environment.
- Use all work equipment and personal PPE properly and in accordance with training received.
- Report any issues or training needs to your line manager and/or via your divisional incident reporting system.
