We prioritize small gestures that make a big difference, that starts with our staff! We are currently seeking a Regional Maintenance Technician in one of our markets. The Regional Maintenance Technician is responsible for training and maintenance of the properties in their assigned market as directed by the Director of Maintenance.
The Regional Maintenance Technician will also be required to travel to different locations within their market, and may be required to stay overnight at these locations. The ideal candidate for this position would have previous Apartment Maintenance experience and knowledge of plumbing, electrical, and appliance repair. Come and join our team!
- Provide ongoing training and support for the Property Maintenance Technician to ensure they can complete all daily maintenance tasks.
- Conduct routine interior and exterior visual inspections of assigned properties to ensure the properties are being maintained.
- Perform FMP maintenance on all properties in assigned areas.
- Schedule routine property visits and assist the Property Maintenance Technicians with pending maintenance repairs.
- Assist with exterior stairwell/handrail painting and minor repairs.
- Conduct routine inspections of the parking lot and assist with pothole repairs and painting/touching-up parking striping.
- Perform minor repair and/or replacement of ceramic tile, vinyl plank flooring and carpet.
- Repair or swap PTAC wall units.
- Troubleshoot and complete electrical repairs on 120v outlets, switches, smoke detectors and GFCI. Install 220v cooktops and timers.
- Repair/replacement of shutoff valves, toilet flanges, supply lines, shower mixing valve/cartridge, faucets, sink/tub drain pipes and toilets.
- Complete drywall and texture repairs.
- Troubleshoot and repair water leaks.
- Conduct routine inspections and complete minor maintenance on boilers, water heaters and pumps to ensure they are working correctly.
- Assist with organizing and ordering maintenance supplies.
- Interview and provide assistance with hiring new Property Maintenance Technicians.
- Complete work orders in a timely fashion as directed by, and to the satisfaction of, the Director of Maintenance.
- Provide and deliver a weekly schedule each week.
- Complete site visit documentation at the end of each visit.
- Provide excellent service to both guests and property staff.
- Respond to emergency calls when applicable.
- Identify life, safety or structural issues when onsite.
- Notify Supervisor immediately of any safety, security and/or violations of policy.
- Notify Supervisor of any guest concerns.
- Assist with completion of capital expenditure or special projects as needed.
- Travel and/or overnight stay may be required.
- High School diploma or GED preferred.
- Willingness to uphold company standards.
- Follow instructions, directions.
- A valid driver’s license, current auto insurance, and a functioning automobile are required.
- Ability to compose and express thoughts in a clear and understandable way to ensure effective communications.
- Ability to manage multiple activities often in stressful situations.
- Possess working knowledge of air conditioning systems and equipment, including installation, maintenance and repair. Knowledge of general safety procedures such as selecting proper wire and fuse sizes and more.
- Possess knowledge and ability to perform a variety of general maintenance repairs. Ability to troubleshoot equipment and identify needs and parts.
- Possess working knowledge of electrical systems and components, electrical supplies and materials and the proper application of the same.
- Possess skill and ability to operate hand and power tools (drills, volt‑OHM meter, amprobe, etc); dial indicators and testing equipment for air, water balancing and control calibration.
- Ability to organize oneself and one’s work and the ability to work with limited supervision.
