The Estimator plays an important role in the preconstruction process, helping shape projects from early design through competitive bid. Working closely with the VP of Preconstruction and Design and a collaborative estimating team of three professionals, this role contributes to the development of accurate budgets and detailed cost analysis across a diverse portfolio of projects. Approximately 50% of the work involves conceptual and schematic estimating, supporting early project planning and design decisions, while the remaining 50% focuses on hard-bid estimating for competitively bid projects.
This role is ideal for someone who enjoys analyzing project details, building strong subcontractor relationships, and contributing to projects that have a meaningful impact on communities throughout the region.
- Prepare conceptual, schematic, and hard-bid estimates for commercial, industrial, and institutional construction projects.
- Develop detailed cost budgets based on available drawings, specifications, and project documentation.
- Perform quantity take-offs and cost analyses for materials, labor, equipment, subcontractors, and overhead.
- Review and interpret construction documents to fully understand project scope and requirements.
- Solicit and analyze subcontractor and vendor bids to develop competitive and accurate proposals.
- Qualify subcontractor proposals and ensure scope coverage and alignment with project requirements.
- Maintain and build relationships with subcontractors, vendors, and material suppliers.
- Participate in pre-bid walkthroughs, project meetings, and internal estimating discussions.
- Maintain estimating resources and cost databases to support future bids.
- Utilize estimating and document management software to prepare bid packages and cost models.
- 5–10 years of construction estimating experience, ideally within commercial, institutional, or industrial projects.
- Strong ability to analyze drawings, specifications, and construction documentation.
- Experience with both conceptual/schematic budgeting and competitive hard-bid estimating.
- Proficiency with estimating and construction software, including:
- Microsoft Office
- Building Connected
- On-Screen Takeoff
- Strong analytical and problem-solving skills with exceptional attention to detail.
- Excellent communication and collaboration skills when working with internal teams, subcontractors, and project stakeholders.
- Ability to manage multiple estimates and deadlines in a fast-paced environment.
