Duties & Responsibilities (selected):

• Utilize knowledge of Maintenance Engineering disciplines in the performance of daily functions such as HVAC equipment cleaning, filter changes, and motor lubrication.
• Monitors temperature and humidity of occupied areas throughout the facility.
• Checks the operation of all mechanical equipment on a daily basis.
• Maintains electrical controls, performs repairs and installs new equipment as needed, and replaces bearings, pulleys, and belts as assigned.
• Documents daily in the engineers’ logbook and notifies supervisor when leaving the property.
• Communicates equipment status and emergency calls to the Chief Engineer and appropriate personnel.
• Provides staffing coverage in the event of another employee’s absence and performs normal cleaning functions such as sweeping, mopping, waxing, washing, and painting of equipment areas.
• Replaces light bulbs, removes snow, and applies salt during inclement weather.
• Performs Preventive Maintenance inspections as assigned by the Chief Engineer and provides direction and monitors contractors working in the facility.
• Performs other duties as assigned by the Chief Engineer, Engineering Manager, and Lead Engineer.

Job Requirements:

• Must possess previous experience working with office buildings.
• Must effectively communicate verbally, orally, and in writing in English daily activities associated with the safe operation and maintenance of assigned equipment.
• Knowledge of small tools and safe handling practices related to repair and maintenance of assigned equipment.
• Ability to work independently with limited supervision.
• Knowledge and ability to handle all emergencies, equipment breakdown, malfunction, or failure.
• Must be able to read and interpret uncomplicated blueprints, electrical schematics, control circuits, and drawings as related to assigned areas.
• Carries a company‑provided cellphone on a 24‑hour basis to respond as necessary to building emergencies; position requires rotational on‑call, after‑hours, and Saturday coverage.
• Employee will be required to work at multiple properties as requested by supervisor, which may require the use of a personal vehicle.

Working Conditions / Physical Demands:

• Lifting and moving of material (tool carts on wheels) is required.
• Frequent stooping, bending, and climbing of ladders is required to align with facility equipment.
• Must be able to work in close quarters and in inclement weather such as snow, freezing rain, icy footing, stormy winds.

Equipment Knowledge (selected):

• Temperature/Pressure Gauges, Hot Water Heating Equipment, Test Equipment (Electrical and Mechanical), Power Tools.
• Valve Maintenance, Minor Electrical Wiring, Controls, and other related equipment.
• Preventive maintenance practices, plumbing repairs, small hand tools.

Experience /

Education:

• Minimum of two (2) years’ experience in building maintenance, office & industrial field.
• High School graduate or G.E.D. Certificate preferred; equivalent experience is required.
