About This Role
The Land Acquisition Salesperson is responsible for sourcing and securing properties for development by MN Custom Homes, a single-lot infill builder in the greater Seattle area. This role involves direct-to-consumer lead generation, broker relationship building, lead conversion, and property feasibility evaluation. The ideal candidate thrives in both field and office environments, excels at uncovering opportunities, and has the sales acumen to negotiate profitable deals.
Ona Given Day, Your Work Might Include
- Convert leads into profitable land acquisitions that align with company development goals.
- Generate leads through direct-to-consumer activities such as neighborhood events, door-knocking campaigns, and community engagement.
- Build and maintain strong relationships with local brokers to expand acquisition opportunities.
- Manage and update the CRM with all activities, follow-ups, and deal progress in real time.
- Conduct feasibility analysis on properties under contract to ensure profitability for future builds.
- Negotiate Purchase & Sales Agreements (PSAs) and addendums that reduce risk and maximize ROI.
- Communicate proactively with sellers and brokers to maintain engagement and transparency throughout the acquisition process.
- Continuously improve processes for lead generation, lead conversion, and feasibility by developing and refining standard operating procedures.
- Perform other related duties as assigned.
- Exceptional interpersonal, relationship-building, and communication skills.
- Ability to prioritize tasks effectively in a fast-paced environment.
- Proficiency in Microsoft Office Suite and CRM platforms (Salesforce).
- Skilled in engaging and converting both inbound and outbound leads.
- Ability to uncover seller motivations and address potential objections to selling.
- Strong negotiation skills with the ability to draft sales agreements that meet both seller needs and company profit goals.
- Knowledge of land acquisition sales documents, including PSAs and amendments.
- Understanding of property descriptions that influence the MN F-Score.
- General knowledge of neighborhoods in core Eastside locations, specifically Bellevue and Kirkland.
- Knowledge of key mechanisms in a residential purchase and sales agreement.
- Familiarity with real estate and market trends in King County metro area.
- Commitment to upholding company values, mission, and culture.
- Bachelor’s degree in business or related field preferred.
- 2+ years of sales experience in real estate or related industry.
- Knowledge of Land Use Code in the greater Seattle area.
- Experience buying, selling, or investing in residential real estate.
- WA State Residential brokerage license preferred.
Physical Requirements
- Frequent computer use with close visual focus.
- Ability to walk potential project sites, including uneven terrain or stairs.
- Ability to lift up to 20 pounds occasionally.
- Must be able to travel frequently to neighborhoods, community events, and broker offices.
- Must work a majority of time (51%+) in the field, outside the office.
- Regular travel between job sites and/or the office is required.
- Valid WA State Driver’s License.
- Acceptable driving record and proof of vehicle insurance. MN must be listed as an additional insured on the vehicle insurance.
