Their portfolio includes commercial, industrial, specialty retail, historic renovation, and select residential construction.

This position is based in beautiful coastal Beaufort, South Carolina—one of the Southeast’s most charming and desirable waterfront communities. Candidates relocating will enjoy:

The Construction Estimator / Preconstruction Manager will be responsible for leading and supporting estimating efforts on both negotiated and hard‑bid projects. The role includes conceptual budgeting, detailed takeoffs, subcontractor procurement, value engineering, and collaboration with operations to ensure a seamless handoff from preconstruction to project execution. This position is open to candidates ranging from 2 years of experience to seasoned preconstruction professionals (20+ years), with responsibilities scaled accordingly.

• Prepare conceptual budgets and detailed estimates for negotiated and hard‑bid projects
• Perform quantity takeoffs using Bluebeam and Autodesk tools
• Analyze drawings, specifications, and addenda
• Solicit, evaluate, and level subcontractor and supplier bids
• Develop scope clarifications, exclusions, and cost risk analyses
• Assist with subcontractor buyout and post‑award cost reconciliation
• Lead preconstruction efforts on negotiated projects
• Provide constructability reviews and value engineering recommendations
• Develop and maintain project budgets through design development
• Collaborate with ownership, architects, engineers, and internal operations teams
• Participate in client presentations and planning meetings

• Work closely with project managers and field leadership to ensure smooth turnover
• Support proposal development, scheduling input, and preconstruction deliverables
• Contribute to continuous improvement of estimating systems, templates, and processes

• 2–20+ years of commercial construction estimating and/or preconstruction experience
• Proven ability to prepare both negotiated and hard‑bid estimates
• Strong understanding of construction means, methods, and sequencing
• Background in commercial, industrial, retail, or similar markets preferred

• Proficiency with Bluebeam and Autodesk for takeoffs and estimating support
• Strong Excel capabilities and general computer skills
• Understanding of unit pricing, assemblies, and productivity factors
• Ability to interpret drawings, specifications, and contract documents

• Strong analytical, organizational, and time‑management skills
• Clear written and verbal communication
• Relationship‑oriented, collaborative, and client‑focused
• High attention to detail and accuracy
• Ability to manage multiple pursuits and deadlines simultaneously
