Job Description

We are currently seeking an experienced and detail oriented, full time, Leasing Specialist for our Section 8, multi-family, 180-unit apartment community. This hourly, at-will position has over-all responsibility for prioritizing, assigning, and ensuring the timely and efficient execution of all aspects of Leasing Operations, according to the U.S. Department of Housing and Urban Development (HUD's) Section 8 and Fair Housing Regulations for Bangor Homes Non-Profit Housing Corporation (aka Bangor Downs).

Knowledge of REAC and MOR compliance. Able to utilize our property management software TRACS and Real Page One Site.

Leasing Specialist Duties and Responsibilities

• Market rental properties and list vacancies through print and online advertising
• Respond to inquiries from prospective tenants
• Show properties and provide information regarding the property and its amenities
• Negotiate lease terms and prepare lease documents
• Monitor lease compliance and ensure all terms are met
• Prepare move-in/move-out paperwork
• Collect security deposits and rent payments
• Maintain tenant files and process tenant applications
• Respond to tenant complaints in a timely manner
• Ensure compliance with all legal requirements

Leasing Specialist Requirements and Qualifications

• High school diploma or equivalent
• Relevant experience in property management and leasing
• Excellent communication, customer service, and negotiation skills
• Able to work independently and multitask
• Knowledge of state and federal housing laws
• Basic computer and math skills
• Strong attention to detail and organizational skills
