Mobile Maintenance Technician

Job Description Summary

This position supports the Assistant and/or Chief Engineer and Sr. Facilities Manager in the day‑to‑day maintenance, repair, and efficient operation of all building systems and equipment. The engineer performs routine operation, inspection, maintenance, and repairs of HVAC, mechanical, electrical, and plumbing systems, ensuring energy efficiency, safety, and minimal downtime. Responsibilities include preventive maintenance, major HVAC and plumbing repairs, electrical work, facility inspections, and reporting.

Job Responsibilities
  • Ensure ongoing preventive maintenance and repair work orders on facility mechanical, electrical, lighting, and other installed systems.
  • Maintain, operate, and repair all HVAC systems and associated equipment, electrical distribution equipment, plumbing systems, building interior/exterior repair, and related grounds as it pertains to assigned client buildings.
  • Perform major HVAC repairs including compressor replacement, condenser replacement, evaporator coil replacement, and condenser coil replacement.
  • Perform major plumbing replacements including domestic water piping, steam trap repairs, sewage line repairs, and bathroom fixture repairs.
  • Perform electrical repairs including running and bending conduit piping, pulling cables, performing electrical panel maintenance, and electric motor maintenance.
  • Perform assigned facility inspections and due diligence efforts, reporting on as‑found conditions impacting satisfactory client occupancy and operations.
  • Operation, maintenance, and repair of boilers, heaters, pumps, valves, refrigerant compressors, air compressors, water filters, and all related components.
  • Maintain elevators (except where specialized contractors perform service).
  • Operation, maintenance, and repair of building automation systems for HVAC.
  • Operation, maintenance, and repair of sanitary sewer systems, sump pumps, trash compactors, and kitchen equipment (excluding tenant‑owned equipment).
  • Recommend improvements to the preventive maintenance program on an ongoing basis.
  • Maintain stock and inventory control.
  • Comply with all applicable codes, regulations, governmental agencies, and company directives related to building operations.
  • Study and become familiar with all equipment for assigned client locations, including fire/life safety systems and building‑related equipment.
  • Ensure the management team is informed of current building operations by compiling and submitting monthly reports.
  • Comply with safety procedures, maintain good housekeeping, and use correct PPE.
  • Respond effectively to all emergencies; travel may be required.
  • Maintain all required Federal, State, or Local licenses and complete all required C&W Safety Training annually.
  • Adhere to the C&W Uniform Dress Code and maintain a neat appearance during all working hours.
General Maintenance Tasks
  • Repairs on toilet facilities, soap dispensers, registers, radiators, lamps, light fixtures.
  • Removal of ceiling tiles, minor repairs on furniture and floors, door hardware maintenance.
  • Repair of floor maintenance equipment and Venetian blinds.
  • Painting in equipment rooms, cooling towers, and other building facilities.
  • Assist in HVAC filter replacement and general cleaning in mechanical spaces.
  • Cleanup of equipment in the engine room and shop.
  • Miscellaneous handyman work requiring hand tools.
  • Replace fire extinguishers when needed.

Education

A High School Diploma or GED Equivalent is required. Graduate of an apprentice program or trade school preferred.

Years Of Relevant Experience

Minimum of four (4) years of technical experience in building engineering, with a strong background in HVAC, plumbing, electrical, equipment repair and maintenance, and overall system design.

Licenses or Certifications
  • Valid state driver’s license.
  • Appropriate trade license or permit (e.g., Journeyman or Master Electrician, City License, Operators License, Steam Engineer License) depending on location.
