Position OverviewThe Business Development Director is responsible for driving new revenue through the acquisition of cyclical landscape maintenance and snow removal contracts across Chicagoland.
This role focuses on:
- Industrial & Multi-Property Portfolios
- Prospect and close new cyclical maintenance contracts.
- Secure snow & ice management agreements tied to maintenance portfolios.
- Target mid-size to large HOA, commercial, and industrial properties.
- Develop multi-site and portfolio opportunities.
- Build strong relationships with:
- Maintain a consistent pipeline of qualified prospects.
- Attend industry events, trade groups, and association meetings.
- Identify underserved geographic pockets within Chicagoland.
- Penetrate targeted submarkets and key management groups.
- Coordinate smooth turnover of new contracts to Account Managers.
- Ensure scopes are accurate and aligned with operations.
- Work closely with estimating and operations to maintain gross margin targets.
- Stay involved post-sale to strengthen retention and upsell opportunities.
- Hit annual revenue targets for:
- Drive long-term contract value, not low-margin volume.
- 5+ years in commercial landscape sales or property services sales.
- Deep understanding of HOA and commercial property management markets.
- Proven ability to close multi-year service contracts.
- Strong financial acumen and understanding of gross margins.
- Highly organized and disciplined in pipeline management.
- Relationship-driven, not transactional.
- Strong recurring revenue growth year over year.
- Penetration of high-value property management portfolios.
- Long-term client relationships with 90%+ retention.
- Clean transitions to operations with minimal scope gaps.
- Contribution to company EBITDA and margin goals.
- Established operational backbone and leadership team.
- Strong reputation in the Chicagoland market.
- Collaborative culture between sales and operations.
- Opportunity to build a lasting book of business in a high-value market.
