Mechanical Shop Supervisor

We are seeking, Heating, Ventilation, and Air Conditioning (HVAC)
Mechanical Shop Supervisor (HVS) to plan, assign routine and preventive maintenance tasks, supervise 2 Assistant Supervisors (Plumbing and HVAC), and inspect the work of 25 technicians, maintenance mechanics and plumbers, who use the CMMS system. The supervisor is responsible for the mechanical equipment installed in all buildings on the Homewood Campus, which comprises approximately 50 buildings covering nearly 4,000,000 square feet of space.

Each building has an independent HVAC and building automation system designed to sustain indoor environmental conditions critical to the university’s mission of education and research.

The Mechanical Shop Supervisor’s primary duties are carried out with considerable independence within the framework of established policies, procedures, and guidelines. The supervisor formulates unit goals, provides technical assistance and training to staff, and is evaluated through metrics from the CMMS (Maximo). Daily logs, completed work orders, and preventive maintenance reports are reviewed to ensure departmental efficiency. This position reports to the Director of Operations and Maintenance.

Specific Duties & Responsibilities
  • Ensures budgeting guidelines are met; prioritizes shop expenditures to stay within budget and assists in preparing capital and operations budgets.
  • Reviews, schedules, coordinates, and supervises HVAC component installation and maintenance.
  • Develops, maintains, and analyzes preventive maintenance programs for plumbing, HVAC, refrigeration, and heating equipment.
  • Applies principles of employee supervision and participates in training and development of employees.
  • Works efficiently with building automation systems and trains HVAC personnel on their usage.
  • Anticipates, recommends, and procures supplies and materials needed for daily operations.
  • Demonstrates continuous improvement through CMMS metric analysis, reducing turnaround times and streamlining work processes.
  • Hires, evaluates, promotes, and, if needed, terminates employees.
  • Evaluates and trains subordinate personnel; maintains employee labor records; inspects work during progress and upon completion.
  • Plans for future buildings and inspects new buildings to ensure compatibility with HVAC codes and maintenance standards.
  • Prepares labor and material estimates.
  • Maintains employee time records and utilizes the university’s time‑keeping system for accurate reporting.
  • Prepares and maintains records and reports, including employee accident reports.
  • Adheres to bargaining unit contract rules.
  • Coordinates HVAC outages when required and assists with the preparation of specifications for HVAC equipment purchases.
  • Manages moderately complex HVAC and plumbing installations performed by outside contractors and assists with the capital planning process.
  • Researches and recommends new operational methods, techniques, and equipment.
  • Deals with steam and chilled water metering systems and maintains a safe work environment for direct reports.
  • Can work overtime and respond to emergency calls 24/7.
  • Completes additional duties as assigned by the supervisor.

  • Carries out duties and responsibilities with minimal or no supervision.
  • Sets work priorities for subordinate staff.
  • Maintains open communication with the Shop Manager and collaborates in decision‑making.
Authority
  • Manages and monitors subordinate staff performance, including hiring and disciplinary actions.
Communication
  • Computer literate and capable of reading plans, specifications, and technical manuals.
  • Excellent written and oral communication skills.
Physical Requirements
  • Ability to use hands and arms for tools and equipment.
  • Can stand, sit, and walk for prolonged periods; lift up to 50 lbs.; work indoors and outdoors in extreme temperatures; and work around loud equipment.
Minimum Qualifications
  • Familiarity with employee supervision, selection, training, evaluation, and discipline.
  • Strong planning, coordination, estimation, and execution skills for maintenance and repair of HVAC systems.
