Position: Building Maintenance Engineer (Building Systems Chief) (Sign-on Bonus)

Shift Schedule
  • Sunday: 7:30 am – 4:00 pm
  • Monday—Thursday: 3:30 pm – 12:00 am
  • Friday & Saturday: OFF
Sign‑On Bonus

A one‑time bonus of $5,000 is paid in two installments: 50% after 30 days of satisfactory service, 50% after successful completion of the 6‑month probationary period. Only new or returning candidates are eligible.

Primary Duties
  • Monitor HVAC computer system and respond to deficiencies.
  • Conduct building rounds to inspect equipment for safe operation and proper maintenance.
  • Start, operate, and secure HVAC‑type equipment; perform minor repairs.
  • Move small equipment (electric heaters, pedestal fans) up numerous stairs due to lack of heat or cooling.
  • Respond to police calls for door openings.
  • Answer telephones, take messages, write work orders, and call in help as needed.
  • Respond to emergency situations requiring climbing, lifting, or use of tools in stressful and inhospitable circumstances (fires, floods, wind, snow).
  • Participate in clean‑up of emergency events (move vacuum cleaners, lift pumps, push squeegees, mops, etc.); use power tools to cut and fasten items such as plywood for security purposes.
Minimum Qualifications
  • High School Diploma or GED.
  • Six years progressively responsible experience in the trade(s) where assigned; at least two years in a lead or supervisory capacity.
  • Education or experience may be substituted on a year‑for‑year basis; 30 college credits are equivalent to one year of experience.
Knowledge, Skills, and Abilities
  • Thorough knowledge of HVAC maintenance and operations practices, engineering drawings, blueprints, schematics, and specifications.
  • Proficiency in installation, repair, and maintenance of HVAC equipment and systems, refrigerants, and environmental impact procedures.
  • General knowledge of OSHA regulations related to refrigeration;
    National Electric Code; plumbing, steamfitting, and electrical trades.
  • Skill in brazing, soldering, and silfoss; use and maintenance of tools and equipment of the trade.
  • Ability to supervise on‑call personnel and perform inspections of trades work, materials, and equipment.
  • Work at heights up to 35 feet; manipulate heavy equipment, tools, and supplies up to 50 pounds; work in hazardous or irritating environments, confined spaces, and adverse weather or temperature conditions; wear personal protective equipment.
Conditions of Employment
  • Medical inquiries and examinations may be required.
  • Class C or equivalent driver’s license valid in Maryland may be required.
  • Asbestos training and certification may be required.
  • CFC refrigerant certification may be required.

Selected candidates are eligible to participate in the Bargaining Unit (Union).

Salary Range

$63,000 – $67,000 per year (commensurate with education and experience). New hires receive a 2.5% adjustment to base salary upon successful completion of 6‑month probationary period.
