Job SummaryThe Senior Property Manager is a leadership role responsible for independently overseeing the financial performance, operational excellence, and physical condition of a commercial real estate portfolio, which may include office, retail, flex, and industrial assets. This role requires strategic thinking, sound judgment, and a high degree of autonomy. The Senior Property Manager is accountable for maximizing asset value, strengthening tenant relationships, and ensuring consistent execution across all aspects of property operations.
The role may also include managing a team of Assistant Property Managers and Property Coordinators, providing leadership, guidance, and performance oversight to support day-to-day operations and professional development.
- Develop and manage annual operating and capital budgets; ensure alignment with ownership goals.
- Analyze financial performance, track variances, and implement corrective actions to meet revenue and expense targets.
- Review and approve payables in accordance with budget parameters.
- Lead rent collection efforts in collaboration with lease administration team, resolve delinquencies, and manage default procedures when necessary.
- Evaluate and appeal real estate tax assessments in collaboration with ownership and accounting teams.
- Act as the senior liaison with tenants, maintaining high standards for communication, responsiveness, and service delivery.
- Support leasing strategies through collaboration with internal and third-party leasing teams.
- Oversee lease compliance, including insurance tracking, billing accuracy, and critical dates.
- Coordinate tenant move-ins, move-outs, and build-outs, ensuring adherence to lease terms, design standards, and applicable regulations. Collaborate with Assistant Property Manager and/or Tenant Coordinator when required.
