Job SummaryThe Property Manager oversees the financial, operational, and physical management of assigned commercial real estate properties. This role is dedicated to maximizing property value and investment returns through proactive tenant engagement, strategic financial oversight, efficient building operations, and effective lease administration.

- Develop and manage annual budgets, ensuring financial targets are met.
- Coordinate NNN reconciliations with accounting, reviewing for accuracy, and ensuring a smooth recovery process.
- Review and approve payables in line with budgetary constraints.
- Partner with accounting to analyze financial reports and address budget variances.
- Monitor rent collections, resolve tenant delinquencies, and oversee default proceedings.
- Evaluate real estate tax assessments and coordinate appeals as needed with Asset Management.
- Support leasing efforts by providing property details and collaborating on renewals, expansions, and contractions.
- Coordinate tenant move-ins and move-outs, ensuring compliance with lease terms and property standards.
- Oversee tenant build-outs, ensuring work aligns with approved plans and regulatory requirements.
- Maintain a deep working familiarity and understanding of each Tenant’s lease, ensuring compliance with lease terms and insurance requirements.
- Foster strong tenant relationships through proactive communication and service excellence.
- Ensure properties are well-maintained, safe, and visually appealing.
- Manage vendor contracts, oversee service providers, and ensure compliance with agreements, including insurance requirements.
- Maintain building records, site plans, lease documents, and operational guidelines.
- Oversee property inspections, maintenance activities, and emergency response planning.
- Monitor and optimize utility consumption, sustainability initiatives, and compliance with regulatory requirements while ensuring adherence to applicable ESG initiatives.
- Identify capital improvement needs and manage projects within budget and timeline constraints.
