Job Summary. As a Building Services Manager, you will carry out our mission to improve the experience of aging together by assisting the Director of Building Services in the planning, development and proper operation of the plant and building equipment systems, including heating, air conditioning, water, and electrical utility systems, in accordance with applicable federal, state, and local standards, guidelines, and regulations.
The overall objective is to oversee all facility maintenance operations to ensure that the facility is maintained in a safe and professional manner.
Responsibilities.
- Oversee the operation of the facility's heating, air conditioning, automation and plant equipment, conduct inspections, evaluate operating data, and troubleshoot to ensure continuous operation.
- Supervise daily maintenance operations of buildings, grounds, and equipment, ensuring all codes and regulations are met.
- Plan and implement the preventative maintenance program, evaluate equipment life cycles, and recommend replacements as needed.
- Ensure the plant equipment and facility are ready for and pass scheduled inspections.
- Arrange for appropriate third‑party vendors, negotiate prices, track expenses, and supervise contractor work to ensure timely repairs.
- Order supplies, materials, and equipment to maintain backup parts and process purchase orders.
- Maintain compliance with federal, state/local standards and regulations including COMAR, ADA, OSHA, CMS, Life Safety Code, and NFPA.
- Track overtime, keep staffing costs within budget, schedule employees, and approve leave requests.
- Monitor staff performance, provide feedback, prioritize work orders, and conduct staff evaluations and counseling or discipline as necessary.
- Perform other duties as assigned, including exterior grounds work, snow/ice removal, and driving company vehicles for transportation or supply pickup.
Requirements.
- High school diploma or equivalent.
- 2nd Grade Stationary Engineer License (1st Grade Stationary Engineer License preferred).
- Valid driver's license.
- Maintenance Electrician license, Plumbing License, or CFC Certification preferred.
- At least 5 years of building maintenance experience.
- Experience in the healthcare industry preferred.
