Civil Engineering, Site Manager
This opportunity is for a senior civil land development engineer ready to step beyond design and take real ownership of projects.
This is not a typical engineering job. It’s also not a standard real estate role. This job sits in the middle of engineering, permitting, and development decisions.
Our client is a well-known commercial real estate developer that builds projects across many markets.
They are looking for someone who understands how land turns into a finished building — and knows when to step in and ask questions.
If you have spent years working on land development projects and want to be closer to the decisions that matter, this role is worth a look.
Why this role is different?
You will not be drawing plans.. But you will not be far from the details either.
The company wants someone who understands design, permits, and risk. You will be the person who can spot issues early, ask the right questions, and help guide the team in the right direction.
You will help move projects from early planning and due diligence through entitlement, design approval, and permits, then support the handoff into construction.
What you’ll do?
- Lead the day-to-day progress of several land development projects
- Manage and review work from outside engineers and consultants
- Work directly with local, state, and federal agencies to secure approvals
- Help with due diligence on new properties
- Review engineering plans for cost, quality, and buildability
- Track budgets and schedules
- Share regular project updates with senior leaders
- Support teams in other regions with approvals and permitting
- Help projects move smoothly from design to construction
You won’t be doing the engineering work — but you must understand it well enough to know when something doesn’t make sense.
Who this role is for?
This role is a good fit if you:
- Have a background in civil or land development engineering
- Have moved beyond pure design into project leadership
- Understand how design choices affect cost and schedule
- Like owning problems and helping solve them
- Want to be part of real development decisions, not just project tasks
Experience that works well?
- Bachelor’s degree in Engineering (civil preferred)
- Around 7–10+ years of land development experience
- Hands-on work with entitlement, permitting, and approvals
- Strong understanding of land use and zoning
- Clear communicator who works well with many teams
Commercial development experience is helpful, but strong engineering judgment matters most.
Why people like working here?
- You have real ownership and responsibility
- Your input matters and is heard
- You work on meaningful, long-term projects
- Competitive pay based on experience
- Stable company with a strong track record
