The Pre-Construction / Construction Manager will own the estimating and preconstruction process, ensuring projects are profitable, strategically selected, and smoothly handed off to operations. This position requires a detail-oriented leader who can prepare accurate estimates, create realistic schedules, and work closely with clients, subcontractors, and internal teams to set projects up for success.

• Prepare detailed cost estimates that include contingencies, general conditions, and value engineering options
• Develop preliminary schedules covering design, permitting, procurement, and construction milestones
• Lead subcontractor prequalification, bid package preparation, and bid leveling
• Collaborate with leadership and field teams to align budgets with client expectations and operational capacity
• Oversee the transition from preconstruction to operations to ensure all elements are ready for a successful start
• Track estimating performance, profitability metrics, and bid hit rates

• At least five years of experience in estimating or preconstruction for a general contractor or construction management firm
• Proficiency in estimating software and Procore or similar tools
• Strong value engineering, negotiation, and analytical skills
• Ability to develop and manage schedules and budgets
• Excellent communication and collaboration skills with a client-first approach
• Strong attention to detail and organizational skills

• Salary range of $100,000 to $125,000 per year based on experience
