Maintenance Technician

Overview

As Site Maintenance for Steiner Ranch, you will be responsible for the Site Maintenance duties including assisting with maintenance tasks for the Association as needed, employing knowledge and skills effectively and efficiently, and learning new skills on the job as required to complete maintenance tasks. Additional tasks may include performing facility inspections, formulating maintenance schedules, and implementing cost-saving measures to enhance the overall performance of Association infrastructure.

• Conduct Site Drives:
  Perform regular interval drives of the community to ensure compliance with the Declaration of Covenants.
• Familiarize oneself with the community Declaration of Covenants and all community common areas.
• Use and keep updated electronic maintenance records for work orders.
• Weekly and daily reports of work and progress with Community Director.
• Maintenance Assistance:
  Assist with and perform maintenance tasks for the Association.
• Utilize knowledge and skills effectively and efficiently to complete maintenance tasks.
• Learn new skills on the job, as required, to effectively perform maintenance tasks.
• Facility Inspections:
  Collaborate with the Community Director in performing facility inspections.
• Formulate maintenance schedules based on inspection findings.
• Implement cost-saving measures and solutions to improve the overall performance of Association infrastructure.

• Technical Proficiency:
  Ability to perform basic repairs in plumbing (leaks, clogs), electrical (switches, breakers), and HVAC systems.
• Mechanical Aptitude:
  Understanding how machines work, including hydraulics and pneumatics, to identify worn parts and anticipate failures.
• Problem-Solving:
  Methodically diagnosing root causes of malfunctions rather than just treating symptoms.
• Safety Compliance:
  Strict adherence to OSHA standards, including proper use of personal protective equipment (PPE).
• Tool Operation:
  Proficiency with hand tools (wrenches, hammers) and power tools (drills, saws), as well as diagnostic devices like multimeters.
• Physical Stamina:
  Capacity to lift heavy equipment (up to 50 lbs), climb ladders, and work in confined or extreme environments (heat/cold).
