What You'll Do Essential Job Functions- Assist the Community Manager in the day-to-day operations of the community to achieve professionalism by all team members in the office and on the community. This includes following MORGAN’s Leasing and Marketing, Management and Operations, Maintenance, and Emergency Procedures manuals and the Team Member Handbook.
- Operate the office in a professional, clean, uncluttered and well-staffed manner.
- Maintain office and resident files (paper and online) in a confidential and secure manner using MORGAN standards.
- Meet with the Maintenance Supervisor and other maintenance team members concerning service requests, community maintenance and cleanliness.
- Safeguard and ensure all monies received are properly deposited and entered into the system per MORGAN standards.
- Supervise the leasing team in the absence of the Community Manager.
- Comply with all training requirements for this position.
- Maintain and encourage excellent resident relations by all team members, including promptly attending to resident comments and/or complaints, and ensuring professional conduct and non-fraternization standards.
- Ensure that proper move-in paperwork, keys and remotes are prepared for new residents; inspect make-ready apartments prior to move-in; maintain the resident renewal program.
- Assist the Community Manager with the service team, monitor timely completion of all service requests, and monitor market-ready apartments to ensure quick turn times and adherence to MORGAN standards.
- Monitor electric, water and gas bills and notify the Community Manager of discrepancies.
- Manage bookkeeping and rental collection, including submitting payables, preparing monthly financials, collecting rent per the lease, and ensuring compliance with policies and leases. Take appropriate action on violations and move-out conditions, including final statements and charges as needed.
- Monitor compliance with Fair Housing and ADA laws.
- Assist in creating and monitoring marketing for the community, understand the sub-market, supervise leasing tours and closing techniques, monitor follow-up of leads, and ensure adherence to fair housing standards.
