Regional Director of Master‑Planned Lifestyle

Job Overview: Provides management, direction, and leadership to ensure the property is maintained and operated in accordance with Company objectives. Responsibilities include working closely with the association, Board of Directors, and the developer or builder to manage and operate the community, facilitate solutions to problems between communities and internal support staff. Strong management, customer‑service, and supervisory skills are required.

Responsibilities
  • Acquires and maintains current knowledge of state regulatory agency statutes, community documents, policies, and procedures.
  • Analyzes advantages and disadvantages of alternative solutions to problems and makes recommendations to the Board of Directors.
  • Provides leadership and direction to manage relationships with other business groups, ensuring a high level of service and achievement of company and property goals.
  • Develops and maintains an ongoing home‑owner relations plan, implements initiatives, and maintains an operating environment to achieve satisfactory service levels as measured by formal and informal feedback and surveys.
  • Defines and implements goals for internal and external customers.
  • Develops and submits complete and accurate annual budgets, meeting all deadlines and demonstrating thorough analysis and consideration for the asset’s goals and market conditions.
  • Initiates contact with new homeowners, provides introductions and orientations, reviews services, and explains rules and regulations.
  • Manages resident relationships to ensure high‑level service, including timely resolution of concerns, coordination of special services and requests, and formal and informal inspections.
  • Ensures property improvement and construction projects are completed on time and within budget by effectively overseeing all construction activities.
  • Establishes and maintains industry contacts and relationships through trade organizations, property‑management and real‑estate associations, and networking opportunities with vendors and peers.
  • Supervises and oversees projects performed by the Facilities Manager.
  • Sets and adheres to the highest performance standards, instilling them in staff through personal follow‑up to ensure service delivery.
  • Demonstrates a routine and effective ability to adapt to changing circumstances.
  • Listens attentively to questions and comments; communicates professionally and calmly under all circumstances.
  • Responds to phone calls and correspondence in a timely, professional manner.
  • Displays exceptional ability to analyze and address a variety of situations that could become potential problems.
  • Maintains professional relationships with BOD, homeowners, staff, developers, builders, and vendors.
  • Encourages staff to behave professionally and comply with company safety standards; motivates staff to work as a team.
  • Responds accurately to questions and possesses strong communication and composition skills.
  • Has the ability to run a BOD or annual meeting when necessary.
  • Creates management reports that depict building conditions, project progress, and provide clear, concise recommendations.
  • Prepares professional presentations of reports, budgets, bids, etc.
  • Supports the company’s philosophy and goals, and adheres to company policies.
  • Offers helpful input when asked for suggestions to improve policies and procedures.
  • Observes all safety standards and participates in company efforts to provide a safe work environment.
  • Understands and follows directions given by direct supervisors, BOD, and completes them conscientiously.
  • Acts quickly and effectively when the situation demands it.
  • Organizes time effectively, balancing competing demands of multiple projects.
  • Schedules vacations in advance with consideration of backup during absences.
  • Prepares accurate management reports and submits them on a timely basis.
  • Addresses worker compensation incidents promptly.
  • Attends manager meetings.
  • Prepares for board meeting presentations.
