Job Description- Handle many different areas of repair, such as plumbing, electricity, ventilation, air conditioning, and other building systems.
- Evaluate problematic systems and determine what repairs need to be performed.
- Hire workers, assign duties and responsibilities.
- Provide training on equipment and procedures used in a building or complex.
- Coordinate with building or complex management on supplies needed for the job and maintain maintenance inventory.
- Conduct evaluations and accident investigations, and file reports.
- Perform or arrange for general building and fixture repairs.
- Supervise all general building maintenance.
- Supervise maintenance of landscaping and upkeep of grounds equipment.
- Keep building in a clean and orderly condition by examining the building regularly for needed repairs, maintenance, and cleanliness.
- Supervise maintenance staff and outside contractors.
- Other duties as assigned.
- Proficient knowledge of Microsoft Office products (Word, Excel, Outlook, etc.).
- Proficient knowledge of company policies, procedures and forms.
- Knowledge of state or local governmental safety requirements.
- Knowledge of general maintenance requirements (documentation, safety, required reporting, regulations, etc.).
- Knowledge of electrical and plumbing codes and maintenance requirements (documentation, safety, required reporting, regulations, etc.).
- Knowledge of HVAC, including codes and maintenance requirements (documentation, safety, required reporting, regulations, etc.).
- Knowledge of OSHA worksite and personal safety requirements.
- Confidentiality and discretion in the performance of all duties and responsibilities.
- Time management and prioritization skills.
- High School Diploma or GED (required).
- Bachelor’s Degree (preferred).
- 7–10 years of directly related or closely related experience.
- 3–5 years of management and/or supervisory experience.
- 0–3 years of community association experience.
- Ability to work in a non‑typical office environment (frequent standing, walking, talking, etc.) both indoors and outdoors.
- Typical outside work environment: frequent standing, walking, lifting and/or moving heavy objects using proper lifting techniques or tools, and operating powered equipment safely.
- Occasional overtime required (on‑call, weekends, 24hr emergency, etc.).
- Frequent social interaction.
