Overview
Maintenance Supervisor - Austin, TX role at Range Water Real Estate.
The Maintenance Supervisor oversees and performs technical and mechanical work to ensure the inside and external buildings, grounds, amenities, and common areas meet the Company’s standards for cleanliness, appearance, safety, and overall functionality by performing maintenance related tasks.
Responsibilities- Employee champion. Manages maintenance team and assists in employee evaluations. Interview, hire, orient, and train new hires. Oversees all aspects of the “Make Ready” process from beginning to end in accordance with company policies and procedures.
- Assist with and complete work orders from resident requests for service, and perform routine upkeep on the property by diagnosing the source of defects and making repairs in line with policies, safety standards, and code requirements.
- Periodically inspect work performed by service team members to assess policy effectiveness and develop corrective actions; inspect work by contractors/vendors to verify quality, scope, and specifications. Maintain inventory of spare parts and materials, and work with Community Manager to order supplies within budget. Assist in developing the maintenance and capital expense budget. Support cost-control by repairing rather than replacing parts where feasible and practicing efficient use of tools and materials.
- Keep informed of changes in technology and industry standards.
- Complete monthly Preventative Maintenance procedures as outlined in the Policy and Procedure Manual.
- Demonstrate customer service skills in interactions with Employees, Residents, Clients, and Vendors.
- Ensure safety, cleanliness, and overall appearance of the property; report mechanical/electrical malfunctions and injuries. Ensure maintenance team complies with company standards for service requests. Conduct safety meetings and maintain required documentation. Complete monthly Preventative Maintenance procedures as outlined in the Policy and Procedure Manual.
- Resolve customer complaints and issues.
- Other duties as assigned.
Schedule:
40 hours per week. Typical site hours (may vary by site):
- Monday – Friday: 9am – 6pm
- Saturday: 10am – 5pm
- Sunday: 1pm – 5pm
- Must be available to work on weekends when scheduled and able to perform essential job functions unaccompanied.
- Flexible work schedule including taking on-call during evenings, weekends, and holidays; ability to perform essential job functions unaccompanied.
- Works in frequent exposure to outside elements where temperatures, weather, odors, or landscape may be unpleasant or hazardous.

Education and Experience- Education:
High School Diploma or GED. Working knowledge of OSHA standards and MSDS regulations. Technical degree preferred. - Supervisor
Experience:
1 - 3 years; proven ability to hire, lead, direct, evaluate, and manage subordinates and team members. - Management: 1 - 3 years
- Experience Preferred: 2-3 years of apartment maintenance experience or equivalent.

Skills:
Communication and delivery skills with ability to connect to people at all levels. - Computer
Skills:
Proficiency in internet, word processing, spreadsheet, and database programs; strong proficiency in property management software (preferably Entrata, Yardi, and/or One Site).
- Licenses:
Current Valid Driver's License - Certifications:
EPA Type I and II or Universal for refrigerant recycling; valid Certified Pool Operator or Certified Spa and Pool Operator; and all certifications required by state/local jurisdictions.
- Weights:
Able to push/pull/lift up to 20 pounds independently and 50 pounds with assistance. - Mobility:
Standing, walking, reaching, climbing, stooping, squatting; occasional sitting and keyboard work. - Travel:
Routine local travel may be required; non-local travel may be required for business-related responsibilities.
